Toate acestea au alimentat cererea pe segmentul \u00eenchirierilor, dar \u0219i aici rom\u00e2nii au avut parte de provoc\u0103ri. Scumpirile au dep\u0103\u0219it 20% \u00een unele cazuri, iar pia\u021ba a fost cople\u0219it\u0103 de interesul tot mai mare venit de la poten\u021bialii chiria\u0219i \u00een condi\u021biile unei oferte reduse. \u00cen plus, noi oportunit\u0103\u021bi tot mai atractive au concurat \u00een 2023 pentru interesul investitorilor care, p\u00e2n\u0103 nu de mult, se concentrau pe segmentul reziden\u021bial.&nbsp;&nbsp;<\/p>\n\n\n\n<p><strong>1.Cererea este \u00een cre\u0219tere, la nivel na\u021bional, pe pia\u021ba \u00eenchirierilor de locuin\u021be. \u00cen acela\u0219i timp, \u00een marile ora\u0219e din \u021bar\u0103 observ\u0103m o sc\u0103dere semnificativ\u0103 c\u00e2nd vine vorba despre oferta disponibil\u0103, fapt care \u00eencurajeaz\u0103 scumpirea chiriilor pe termen lung.&nbsp;<\/strong><\/p>\n\n\n\n<p>Interesul pentru propriet\u0103\u021bile reziden\u021biale listate la \u00eenchiriere s-a dublat practic \u00eentr-un an \u00een Cluj-Napoca. Proprietarii nu au putut \u021bine pasul cu cerin\u021bele pie\u021bei, num\u0103rul caselor \u0219i apartamentelor disponibile pe plan local sc\u0103z\u00e2nd \u00een acela\u0219i interval de timp.<\/p>\n\n\n\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/analiza-imobiliare-ro-chirii-tot-mai-scumpe-in-marile-orase-acestea-sunt-zonele-cele-mai-solicitate-de-chiriasi_db\/\" target=\"_blank\" rel=\"noreferrer noopener\">Bucure\u0219tiul a ajuns s\u0103 rivalizeze<\/a> cu Cluj-Napoca la capitolul pre\u021buri. Pe segmentul apartamentelor observ\u0103m major\u0103ri cuprinse \u00eentre 11% \u0219i 14% pe parcursul lui 2023.&nbsp;<\/p>\n\n\n\n<p>Bra\u0219ovul face \u0219i el tot mai mul\u021bi pa\u0219i \u00een direc\u021bia acestor dou\u0103 ora\u0219e. Conform datelor analizate de Imobiliare.ro, pe plan local a ap\u0103rut o majorare a cererii \u0219i o contractare a ofertei. \u00cen trimestrul al III-a au fost disponibile la \u00eenchiriere cu 11% mai pu\u021bine apartamente comparativ cu perioada similar\u0103 a anului trecut.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"874\" height=\"495\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2023\/10\/majorari-chirii.jpg\" alt=\"\" class=\"wp-image-67858\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2023\/10\/majorari-chirii.jpg 874w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2023\/10\/majorari-chirii-300x170.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2023\/10\/majorari-chirii-768x435.jpg 768w\" sizes=\"auto, (max-width: 874px) 100vw, 874px\" \/><\/figure>\n\n\n\n<p>Cele mai semnificative major\u0103ri ale chiriilor, chiar \u0219i cu aproape 23%, s-au \u00eenregistrat pe parcursul lui 2023 \u00een cazul apartamentelor din Constan\u021ba, \u00een timp ce \u00een Timi\u0219oara ritmul de cre\u0219tere a fost mult mai lent, cu doar 7%-9%. De altfel, Timi\u0219oara dispune de unele dintre cele mai accesibile locuin\u021be&nbsp; care pot fi \u00eenchiriate \u00een marile ora\u0219e din \u021bar\u0103.<\/p>\n\n\n\n<p>Un alt factor care a alimentat cererea pe pia\u021ba chiriilor a fost \u0219i cel al reducerii num\u0103rului de tranzac\u021bii \u00eenregistrate la nivel na\u021bional.&nbsp;<\/p>\n\n\n\n<iframe loading=\"lazy\" style=\"height: 396px!important;\" src=\"https:\/\/www.youtube.com\/embed\/l0Jd0Goz2wQ?si=F2kLXfHuVerk2JMD\" title=\"YouTube video player\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" allowfullscreen=\"\" width=\"792\" height=\"396\" frameborder=\"0\"><\/iframe>\n\n\n\n<p><strong>2. Num\u0103rul tranzac\u021biilor imobiliare realizate \u00een scop investi\u021bional continu\u0103 s\u0103 fie \u00een sc\u0103dere.<\/strong><\/p>\n\n\n\n<p>Tranzac\u021biile investi\u021bionale sunt concentrate, \u00een ultimul timp, \u00een jurul proiectelor ce atac\u0103 segmentele upper medium \u0219i high-end ale pie\u021bei, conform informa\u021biilor pe care le avem de la clien\u021bii no\u0219tri dezvoltatori imobiliari. Num\u0103rul tranzac\u021biilor realizate \u00een scop investi\u021bional pe segmentul mass-market s-a redus semnificativ.<\/p>\n\n\n\n<p>\u00cen acela\u0219i timp, pe burs\u0103 principalii indici au \u00eenregistrat cre\u0219teri importante anul acesta, investi\u021biile bursiere put\u00e2nd s\u0103 ofere inclusiv randamente ce dep\u0103\u0219esc 20%. Acestea, al\u0103turi de randamentele ridicate ob\u021binute la depozitele \u00een lei, concureaz\u0103 \u00een atractivitate cu op\u021biunea unei investi\u021bii f\u0103cute pe segmentul reziden\u021bial.<\/p>\n\n\n\n<p><strong>3. Pre\u021burile nu scad, dar locuin\u021bele pot fi considerate ast\u0103zi mai accesibile.&nbsp;<\/strong><\/p>\n\n\n\n<p>\u00cen 2023, vedem valori mai sc\u0103zute ale infla\u021biei comparativ cu cele \u00eenregistrate anul trecut. \u00cen acela\u0219i timp, rom\u00e2nii c\u00e2\u0219tig\u0103 mai mul\u021bi bani. Veniturile totale medii lunare au ajuns la nivel de gospod\u0103rie la valoarea de 6.910 lei, conform celor mai noi date publicate de Institutul Na\u021bional de Statistic\u0103 (INS), aferente trimestrului al II-lea din acest an. Se poate observa astfel o cre\u0219tere cu aproape 11% comparativ cu perioada similar\u0103 din 2022.<\/p>\n\n\n\n<p>C\u00e2\u0219tigul salarial mediu net a fost de circa 4.600 de lei \u00een iulie, cu aproape 15% mai ridicat dec\u00e2t \u00een acela\u0219i interval din 2022. Mai mult, de la 1 octombrie avem o majorare cu 10% a salariului de baz\u0103 minim brut pe \u021bar\u0103.<\/p>\n\n\n\n<p>Pre\u021burile locuin\u021belor au r\u0103mas, \u00een acest timp, aproape neschimbate la nivel na\u021bional. Potrivit Indicelui Imobiliare.ro, apartamentele erau scoase la v\u00e2nzare, \u00een medie, cu 1.413 euro\/mp util \u00een ianuarie fa\u021b\u0103 de&nbsp; 1.452 euro\/mp util \u00een luna septembrie.<\/p>\n\n\n\n<p>\u00cen plus, datele din pia\u021b\u0103 arat\u0103 c\u0103 locuin\u021bele din Rom\u00e2nia continu\u0103 s\u0103 se men\u021bin\u0103 unele dintre cele mai ieftine din Europa.<\/p>\n\n\n\n<p><strong>4. Deprecieri semnificative au fost identificate \u0219i \u00een cazul ora\u0219elor Ia\u0219i, Bra\u0219ov \u0219i Constan\u021ba.&nbsp;<\/p>\n\n\n\n<p><strong>5. Cererea venit\u0103 din partea celor interesa\u021bi s\u0103 cumpere un apartament \u00eenregistreaz\u0103 o cre\u0219tere sus\u021binut\u0103 \u00eencep\u00e2nd cu luna august, confirmat\u0103 \u0219i \u00een septembrie.<\/strong><\/p>\n\n\n\n<p>Dac\u0103 pe parcursul trimestrului II s-a \u00eenregistrat o <a class=\"article-body-links\"href=\"https:\/\/market360.imobiliare.ro\/piata-imobiliara-rezidentiala-t2-2023-ro\/\" target=\"_blank\" rel=\"noreferrer noopener\">contractare cu 14%<\/a> a interesului poten\u021bialilor cump\u0103r\u0103tori pentru propriet\u0103\u021bile reziden\u021biale scoase la v\u00e2nzare \u00een cele mai mari \u0219ase centre regionale din \u021bar\u0103 &#8211; Bucure\u0219ti, Cluj-Napoca, Timi\u0219oara, Bra\u0219ov, Ia\u0219i \u0219i Constan\u021ba, din var\u0103 vedem semne clare ce indic\u0103 o redresare la acest capitol.&nbsp;<\/p>\n\n\n\n<p>Doar \u00een luna august, s-a putut observa un avans anual cu aproape 20% al interesului pe segmentul apartamentelor de v\u00e2nzare, m\u0103surat prin num\u0103rul de contacte generate \u00een Imobiliare.ro, cel mai accesat portal imobiliar din Rom\u00e2nia.
