Performan\u021bele pie\u021bei reziden\u021biale au reu\u0219it s\u0103 dep\u0103\u0219easc\u0103 \u0219i cele mai optimiste a\u0219tept\u0103ri. Pre\u021burile au rezistat presiunii. Oferta a sc\u0103zut puternic. Cererea a crescut cu p\u00e2n\u0103 la 40% pe anumite segmente. Iar num\u0103rul tranzac\u021biilor a crescut semnificativ \u00een ultimul trimestru al anului. Dac\u0103 dob\u00e2nzile continu\u0103 s\u0103 scad\u0103 c\u0103tre un nivel \u0219i mai confortabil, vom avea toate condi\u021biile de pia\u021b\u0103 \u00eendeplinite pentru ca anul 2024 s\u0103 fie unul de revenire puternic\u0103 a segmentului reziden\u021bial.<strong> Rom\u00e2nilor care au o nevoie imobiliar\u0103, \u00ee\u0219i permit s\u0103 cumpere, dar \u00eenc\u0103 a\u0219teapt\u0103 o sc\u0103dere dramatic\u0103 a pre\u021burilor locuin\u021belor, le suger\u0103m s\u0103 reanalizeze datele \u0219i s\u0103 ia \u00een considerare o achizi\u021bie \u00een 2024<\/strong>\u201d, a declarat Daniel Crainic, director de marketing Imobiliare.ro.<\/p>\n\n\n\n<p>Perspective pentru anul 2024, pe scurt, conform analizei <a class=\"article-body-links\"href=\"http:\/\/www.imobiliare.ro\"><strong>Imobiliare.ro<\/strong><\/a>, primul \u0219i cel mai accesat portal imobiliar din Rom\u00e2nia:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Anul acesta am putut observa un avans considerabil la nivelul cererii fa\u021b\u0103 de 2022. Interesul poten\u021bialilor cump\u0103r\u0103tori \u0219i chiria\u0219i pentru locuin\u021bele disponibile pe pia\u021ba reziden\u021bial\u0103<strong> a crescut chiar \u0219i cu 40%<\/strong> \u00een unele cazuri. Num\u0103rul apartamentelor \u0219i caselor listate la v\u00e2nzare s-a redus, la nivel na\u021bional,<strong> cu 25%<\/strong>, iar cel al propriet\u0103\u021bilor de \u00eenchiriat <strong>cu 10%<\/strong>. Acesta a fost \u0219i principalul motiv pentru care <strong>nu am avut o presiune pe pre\u021b<\/strong>, raportul dintre cerere \u0219i ofert\u0103 r\u0103m\u00e2n\u00e2nd echilibrat. Fa\u021b\u0103 de 2021, \u00eens\u0103, <strong>majorarea dep\u0103\u0219e\u0219te 20%<\/strong>. Pe de alt\u0103 parte, c\u00e2\u0219tigul salarial mediu net este \u00een cre\u0219tere, la fel \u0219i volumul de credite noi acordate gospod\u0103riilor popula\u021biei pentru locuin\u021be.<\/li>\n\n\n\n<li>Scumpirile cu adev\u0103rat importante au fost \u00eenregistrate, anul acesta, pe <strong>segmentul \u00eenchirierilor<\/strong>. Num\u0103rul caselor \u0219i apartamentelor scoase la v\u00e2nzare s-a redus <strong>cu 30%<\/strong> \u00een perioada 1 ianuarie &#8211; 5 decembrie 2023 comparativ cu acela\u0219i interval al anului trecut. Aceasta este<strong> a treia cea mai puternic\u0103 reducere a ofertei ap\u0103rut\u0103 la nivelul marilor ora\u0219e din \u021bar\u0103<\/strong>, dup\u0103 cele din Cluj-Napoca \u0219i Ia\u0219i.<\/p>\n\n\n\n<p><strong>Pre\u021bul mediu<\/strong> solicitat de proprietari \u0219i dezvoltatori pentru apartamentele listate la v\u00e2nzare este <strong>al treilea cel mai ridicat la nivel na\u021bional<\/strong>. Vedem, \u00eens\u0103, \u00een ultimul an o u\u0219oar\u0103 sc\u0103dere, de 1%, p\u00e2n\u0103 la pragul de <strong>1.580 euro\/mp util<\/strong>. Pe de alt\u0103 parte, Capitala are cea mai scump\u0103 ofert\u0103 high-end din \u021bar\u0103, cu zone unde pre\u021burile dep\u0103\u0219esc 2.600 euro\/mp util \u0219i se \u00eendreapt\u0103 spre pragul de 3.000 euro\/mp util. Discut\u0103m aici despre Aviatorilor-Kiseleff, Prim\u0103verii sau Her\u0103str\u0103u.<\/p>\n\n\n\n<p><strong>Scumpiri semnificative<\/strong> au putut fi observate, \u00een schimb, \u00een cazul apartamentelor de \u00eenchiriat.
