Avem o cre\u0219tere substan\u021bial\u0103 a cererii, \u00een opozi\u021bie cu evolu\u021bia ofertei, observ\u0103m o reducere a perioadei necesare pentru v\u00e2nzare, o disponibilitate tot mai mic\u0103 pentru negociere \u0219i reluarea credit\u0103rii. \u00cen acest moment, pia\u021ba are nevoie de un singur imbold &#8211; care cel mai probabil va fi sc\u0103derea dob\u00e2nzilor &#8211; pentru a trece \u00eentr-o nou\u0103 etap\u0103, de cre\u0219tere considerabil\u0103 a num\u0103rului de v\u00e2nz\u0103ri \u0219i prin urmare a pre\u021burilor. Aproximativ 145.200 de poten\u021biali cump\u0103r\u0103tori \u0219i-au c\u0103utat o cas\u0103 sau un apartament pe <a class=\"article-body-links\"href=\"http:\/\/www.imobiliare.ro\">Imobiliare.ro <\/a>\u00een acest interval.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"169\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/cerere-national-1024x169.jpg\" alt=\"\" class=\"wp-image-68645\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/cerere-national-1024x169.jpg 1024w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/cerere-national-300x50.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/cerere-national-768x127.jpg 768w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/cerere-national.jpg 1211w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>Interesul pentru locuin\u021bele scoase la v\u00e2nzare pe principalele \u0219ase pie\u021be reziden\u021biale din \u021bar\u0103 a crescut chiar mai mult, respectiv cu 28%. \u00cen total, 124.700 de poten\u021biali cump\u0103r\u0103tori \u0219i-au c\u0103utat o proprietate pe Imobiliare.ro \u00een trimestrul IV 2023 \u00een Bucure\u0219ti, Cluj-Napoca, Bra\u0219ov, Timi\u0219oara, Constan\u021ba \u0219i Ia\u0219i.&nbsp;<\/p>\n\n\n\n<p>Cererea pentru propriet\u0103\u021bile vechi a crescut comparativ cu finele lui 2022, dar avansul \u00eenregistrat a fost mai pu\u021bin consistent dec\u00e2t cel aferent locuin\u021belor noi, tendin\u021b\u0103 ce poate fi explicat\u0103 \u0219i de anun\u021bul de majorare, \u00eencep\u00e2nd cu 1 ianuarie 2024, a cotei reduse de TVA la 9% pentru locuin\u021bele de p\u00e2n\u0103 la 600.000 de lei, care i-a \u00eendemnat pe mul\u021bi dintre cump\u0103r\u0103tori s\u0103-\u0219i accelereze demersurile de c\u0103utare a unei propriet\u0103\u021bi \u0219i de realizare a unei tranzac\u021bii \u00eenainte de intrarea \u00een vigoare a acestei m\u0103suri.<\/p>\n\n\n\n<p><strong>2.<\/strong> <strong>Cump\u0103r\u0103torii au avut de ales din tot mai pu\u021bine case \u0219i apartamente, oferta continu\u00e2nd s\u0103 scad\u0103 \u00eentr-un ritm alarmant at\u00e2t la nivel na\u021bional, c\u00e2t \u0219i \u00een marile ora\u0219e din \u021bar\u0103.<\/strong><\/p>\n\n\n\n<p>\u00cen ultimele trei luni din 2023, au fost disponibile \u00een \u00eentreaga \u021bar\u0103 116.600 de propriet\u0103\u021bi reziden\u021biale, cu 25% mai pu\u021bine dec\u00e2t \u00een perioada corespunz\u0103toare din 2022.\u00a0<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"183\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/oferta-national-1024x183.jpg\" alt=\"\" class=\"wp-image-68646\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/oferta-national-1024x183.jpg 1024w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/oferta-national-300x54.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/oferta-national-768x138.jpg 768w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2024\/01\/oferta-national.jpg 1117w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/figure>\n\n\n\n<p>Oferta s-a redus cu 33% la nivelul principalelor \u0219ase pie\u021be imobiliare din \u021bar\u0103.<\/p>\n\n\n\n<p><strong>3. Pre\u021burile locuin\u021belor continu\u0103 s\u0103 creasc\u0103 la nivel na\u021bional.<\/strong><\/p>\n\n\n\n<p>Propriet\u0103\u021bile reziden\u021biale s-au scumpit cu aproape 5% la nivel na\u021bional, \u00een intervalul octombrie &#8211; decembrie 2023. Perioada de v\u00e2nzare a apartamentelor s-a redus \u00een trei dintre cele mai mari ora\u0219e din \u021bar\u0103<\/strong>.&nbsp;<\/p>\n\n\n\n<p>Cea mai important\u0103 sc\u0103dere a acestui indicator a putut fi observat\u0103 \u00een Cluj-Napoca, de la 126 de zile \u00een trimestrul IV 2022 la 102 zile \u00een intervalul similar din 2023. Apartamentele din Constan\u021ba, de exemplu, stau cu o lun\u0103 \u00een plus listate la v\u00e2nzarea. A crescut, totodat\u0103, perioada de timp necesar\u0103 identific\u0103rii unui cump\u0103r\u0103tor \u00een Bucure\u0219ti \u0219i \u00een Ia\u0219i.<\/p>\n\n\n\n<p><strong>5. Proprietarii sunt din ce \u00een ce mai pu\u021bin dispu\u0219i s\u0103 negocieze pre\u021burile \u00een marile ora\u0219e din \u021bar\u0103.<\/strong><\/p>\n\n\n\n<p>Diferen\u021ba dintre pre\u021bul de tranzac\u021bionare \u0219i ultimul pre\u021b cerut pentru apartamentele listate la v\u00e2nzare este cea mai redus\u0103 \u00een Cluj-Napoca, de 2,5%. Cu toate acestea, marja de negociere este \u00een sc\u0103dere \u0219i pe aceast\u0103 pia\u021b\u0103 fa\u021b\u0103 de trimestrul IV 2022.<\/p>\n\n\n\n<p><strong>6. Num\u0103rul imobilelor tranzac\u021bionate la nivel na\u021bional este \u00een cre\u0219tere.<\/strong><\/p>\n\n\n\n<p>S-au v\u00e2ndut aproximativ 187.500 de imobile \u00een trimestrul IV 2023, cu 3,3% mai multe dec\u00e2t \u00een intervalul similar al anului 2022, arat\u0103 datele Agen\u021biei Na\u021bionale de Cadastru \u0219i Publicitate Imobiliar\u0103 (ANCPI). Din total, 49.700 au fost unit\u0103\u021bi individuale, cu circa 9% mai multe dec\u00e2t la finele lui 2022.
