De unde \u0219tim c\u0103 ofertele prezentate de broker sunt \u0219i cele mai bune din pia\u021b\u0103?<\/strong><\/p>\n\n\n\n<p>&#8222;Imobiliare.ro Finance reprezint\u0103 95% din \u00eentreg sistemul bancar, ceea ce \u00eenseamn\u0103 c\u0103 atunci c\u00e2nd emitem oferte comparative de la b\u0103ncile partenere avem o imagine asupra \u00eentregului sector. Este greu de crezut c\u0103 pot exista oferte mai bune dec\u00e2t cele pe care le putem ar\u0103ta clien\u021bilor no\u0219tri&#8221;, a explicat Iliescu.<\/p>\n\n\n\n<p><strong>3. Partea bun\u0103 este c\u0103 din anul 6 marja b\u0103ncii este de 2,09%+IRCC. C\u00e2t va fi IRCC peste 5 ani r\u0103m\u00e2ne de v\u0103zut, tendin\u021bele sunt \u00een sc\u0103dere, dar marja \u00een sine este aproape egal\u0103 cu marja de la Noua Cas\u0103, de 2%, ceea ce \u00eenseamn\u0103 c\u0103 este un credit foarte bun. Acesta nu ar trebui s\u0103 fie \u00eens\u0103 un element hot\u0103r\u00e2tor \u00een alegerea unui credit ipotecar. Sunt persoane cu venituri mici, sunt persoane care au venituri mari. Procentul de 40% pe un venit mic reprezint\u0103 foarte mult \u0219i rata poate deveni \u00eempov\u0103r\u0103toare. Dac\u0103 vorbim despre venituri mari \u0219i foarte mari, diferen\u021ba de 60% este mai mult dec\u00e2t suficient\u0103 pentru asigurarea nevoilor zilnice&#8221;, a explicat Doru Iliescu \u00een cadrul webinarului &#8222;\u00centreab\u0103 expertul&#8221;.<\/p>\n\n\n\n<p>Potrivit recomand\u0103rilor sale, rata nu a trebui s\u0103 dep\u0103\u0219easc\u0103 20%-25% din venit \u00een cazul c\u00e2\u0219tigurilor lunare mai mici de 5.000 lei. Pentru venituri cuprinse \u00eentre 5.000-7.000 lei gradul de \u00eendatorare poate merge spre 30%. Doar \u00een cazul unor c\u00e2\u0219tiguri de peste 10.000 de lei ar trebui s\u0103 ajungem la gradul de \u00eendatorare de 40%.<\/p>\n\n\n\n<p><strong>12. Cum e mai bine s\u0103 cumperi o proprietate &#8211; cash sau prin credit?<\/strong><\/p>\n\n\n\n<p>&#8222;Eu mi-a\u0219 lua un credit, dac\u0103 venitul curent \u00eemi permite s\u0103 pl\u0103tesc rata. De unde vine c\u00e2\u0219tigul brokerului de credite?<\/strong><\/p>\n\n\n\n<p>&#8222;Onorariile noastre sunt \u00eencasate de la b\u0103ncile unde ducem cererile de credit ale clien\u021bilor. Nu a\u0219tept\u0103m recompense materiale de la clien\u021bii no\u0219tri, dar a\u0219tept\u0103m recomand\u0103ri de la ei. Circa 40% din volumele cu care se laud\u0103 Imobiliare.ro Finance sunt recomand\u0103ri venite de la clien\u021bi mai vechi care au fost satisf\u0103cu\u021bi de serviciile noastre, deci acesta este un lucru foarte important pentru noi&#8221;, a explicat Doru Iliescu.<\/p>\n\n\n\n<p>&#8222;Brokerii no\u0219tri nu c\u00e2\u0219tig\u0103 diferit dac\u0103 duc un client la o banc\u0103 sau la alta. \u00cen plus, comisioanele pl\u0103tite de b\u0103nci sunt relativ egale&#8221;, a mai spus el.<\/p>\n\n\n\n<p><strong>16. Cum faci rambursarea anticipat\u0103 a creditului \u00een favoarea ta?<\/strong><\/p>\n\n\n\n<p>Exist\u0103 dou\u0103 tipuri de rambursare anticipat\u0103 &#8211; total\u0103 \u0219i par\u021bial\u0103.
