Ieftin \u0219i bun nu exist\u0103 \u00een imobiliare<\/strong><\/p>\n\n\n\n<p>Interesul cump\u0103r\u0103torilor se men\u021bine la un nivel bun la \u00eenceputul acestui an, oferta de case \u0219i apartamente disponibile la nivelul pie\u021bei fiind \u00eens\u0103 limitat\u0103. Dac\u0103 lu\u0103m \u00een considerare actualele condi\u021bii de pe pia\u021ba de creditare \u0219i perspectivele favorabile care se \u00eentrev\u0103d pe termen mediu la nivelul acesteia, putem spune c\u0103 ne putem a\u0219tepta s\u0103 vedem noi major\u0103ri ale pre\u021burilor locuin\u021belor \u00een urm\u0103toarea perioad\u0103.<\/p>\n\n\n\n<p>\u00cen primul trimestru din 2024 a fost vizibil, deja,<strong> un avans cu circa 8% \u00een<\/strong> <strong>pre\u021bului mediu solicitat la nivel na\u021bional pentru propriet\u0103\u021bile reziden\u021biale<\/strong>, dac\u0103 ne raport\u0103m la intervalul similar din 2023, p\u00e2n\u0103 la valoarea de <strong>1.563 euro\/mp util<\/strong>.<\/p>\n\n\n\n<p>Cel mai scump ora\u0219 pentru cump\u0103r\u0103tori este <strong>Cluj-Napoca<\/strong>. Aici, pre\u021bul mediu solicitat pentru locuin\u021bele scoase la v\u00e2nzare a ajuns la<strong> 2.631 euro\/mp util <\/strong>\u00een trimestrul I.<strong> Bra\u0219ovul<\/strong> ocup\u0103 pozi\u021bia secund\u0103 \u00een clasamentul na\u021bional cu o medie de <strong>1.789 euro\/mp util<\/strong>, \u00een timp ce <strong>Bucure\u0219tiul se afl\u0103 abia pe locul al cincilea cu 1.578 euro\/mp util<\/strong>.<\/p>\n\n\n\n<p>\u201cOdat\u0103 cu revenirea cererii, pre\u021burile propriet\u0103\u021bilor imobiliare sunt \u00een cre\u0219tere. Mai mult, o presiune suplimentar\u0103 este generat\u0103 de sc\u0103derea ofertei, ceea ce nu doar poate, ci cu siguran\u021b\u0103 va pune <strong>presiune pe pre\u021buri<\/strong>, mai ales c\u0103 <strong>momentul mult a\u0219teptat al sc\u0103derii dob\u00e2nzilor este aproape<\/strong>. Pia\u021ba veche c\u00e2\u0219tig\u0103 \u00eens\u0103 teren \u00een multe dintre marile ora\u0219e.&nbsp;<\/p>\n\n\n\n<p>Pentru fiecare cas\u0103 veche din <strong>Bucure\u0219ti <\/strong>sau apartament situat \u00eentr-un bloc construit \u00eenainte de 2020 au existat doi poten\u021biali cump\u0103r\u0103tori \u00een pia\u021b\u0103, \u00een timp cepentru fiecare locuin\u021b\u0103 nou\u0103 din <strong>Constan\u021ba<\/strong> patru poten\u021biali cump\u0103r\u0103tori \u0219i-au ar\u0103tat interesul.<\/p>\n\n\n\n<p>Singurul mare ora\u0219 \u00een care<strong> oferta la v\u00e2nzare a crescut<\/strong> la \u00eenceputul anului a fost <strong>Bra\u0219ovul<\/strong>. La polul opus s-a aflat Capitala, unde oferta de locuin\u021be a sc\u0103zut cu aproape 20%. Chiar \u0219i \u00een aceste condi\u021bii, Bucure\u0219tiul nu are rival la nivel na\u021bional. Dintr-un total de<strong> 88.900 de case \u0219i apartamente listate la v\u00e2nzare \u00een cele mai mari \u0219ase ora\u0219e din \u021bar\u0103, mai bine de jum\u0103tate s-au aflat \u00een Capital\u0103<\/strong>.<\/p>\n\n\n\n<p><strong>O cre\u0219tere, cu 5,2%, a putut fi observat\u0103 \u0219i \u00een privin\u021ba tranzac\u021biilor imobiliare<\/strong>. \u00cen intervalul ianuarie-martie, s-au v\u00e2ndut la nivel na\u021bional <strong>aproape 145.500 de case, terenuri \u0219i apartamente<\/strong>, conform datelor Agen\u021biei Na\u021bionale de Cadastru \u0219i Publicitate Imobiliar\u0103. O evolu\u021bie spectaculoas\u0103 s-a \u00eenregistrat \u00een cazul jude\u021bului<strong> Ia\u0219i<\/strong> unde s-au v\u00e2ndut aproape 7.600 de imobile, fapt ce l-a ajutat s\u0103 \u00eentreac\u0103 Timi\u0219ul, Bra\u0219ovul, Clujul \u0219i Constan\u021ba.<\/p>\n\n\n\n<p><strong>Cea mai lung\u0103 perioad\u0103 de v\u00e2nzare<\/strong> s-a \u00eenregistrat, \u00een cazul apartamentelor, \u00een <strong>Cluj-Napoca <\/strong>\u0219i \u00een<strong> Constan\u021ba<\/strong>, potrivit datelor Imobiliare.ro.
