Pre\u021bul nu este nici pe departe cel mai important dintre acestea, dac\u0103 vor s\u0103-\u0219i protejezi investi\u021bia \u0219i s\u0103-\u0219i asigure un viitor cu un standard de via\u021b\u0103 ridicat.<\/strong><\/p>\n\n\n\n<p>&#8222;Decizia de cump\u0103rare a unei locuin\u021be este una extrem de important\u0103, care va influen\u021ba via\u021ba cump\u0103r\u0103torului pentru o lung\u0103 perioad\u0103 de timp. Alegerea proiectului \u0219i dezvoltatorului av\u00e2nd la baz\u0103 doar criteriul pre\u021bului poate avea efecte adverse&#8221;, ne-a declarat Despina Ponomarenco, pre\u0219edintele Bucharest Real Estate Club (BREC), asocia\u021bie care reune\u0219te cei mari juc\u0103tori din industria imobiliar\u0103.<\/p>\n\n\n\n<p>&#8222;Cump\u0103rarea unui apartament &lt;off-plan&gt; asigur\u0103 un pre\u021b mai avantajos, dar \u0219i oportunitatea de a alege dintr-un num\u0103r mai mare de layout-uri de apartamente. \u00cens\u0103, presupune \u0219i riscuri \u00een cadrul procesului de dezvoltare&#8221;,  a mai men\u021bionat aceasta.<\/p>\n\n\n\n<p>Cele mai importante \u0219ase criterii pe care trebuie s\u0103 le aib\u0103 \u00een vedere un cump\u0103r\u0103tor sunt:<\/p>\n\n\n\n<p><strong>1.Siguran\u021ba \u0219i confortul <\/strong><\/p>\n\n\n\n<p>Acest criteriu este funda\u021bia procesului de selec\u021bie a locuin\u021bei potrivite. \u00cenainte de realizarea unei investi\u021bii trebuie s\u0103 te asiguri c\u0103 ai acces la infrastructur\u0103 rutier\u0103, c\u0103 \u00een zon\u0103 exist\u0103 str\u0103zi asfaltate \u0219i c\u0103 exist\u0103 utilit\u0103\u021bi. Un aspect care ar putea fi trecut cu vederea u\u0219or, dar este important, este legat de num\u0103rul de lifturi din imobil raportat la num\u0103rul de apartamente.<\/p>\n\n\n\n<p><strong>3. Stilul de via\u021b\u0103<\/strong><\/p>\n\n\n\n<p>&#8222;Zona selectat\u0103 va influen\u021ba stilul de via\u021b\u0103 \u0219i programul zilnic al cump\u0103r\u0103torului. \u00cen acest sens, el trebuie s\u0103 aib\u0103 \u00een vedere conectivitatea cu restul zonelor de interes din ora\u0219. Sustenabilitate<\/strong><\/p>\n\n\n\n<p>&#8222;O locuin\u021b\u0103 \u00eentr-un proiect cu o performan\u021b\u0103 energetic\u0103 ridicat\u0103 asigur\u0103 costuri mai mici de administrare. Folosirea unor materiale naturale, f\u0103r\u0103 compu\u0219i toxici, \u00eenseamn\u0103 un stil de via\u021b\u0103 s\u0103n\u0103tos&#8221;, spune Despina Ponomarenco.<\/p>\n\n\n\n<p>\u00cen opinia sa, un ansamblu care a primit certificarea &#8222;Green Homes&#8221; va avea o durabilitate extins\u0103, iar valoarea sa se va aprecia \u00een timp. <\/p>\n\n\n\n<p>Aceast\u0103 certificare este acordat\u0103 de Romania Green Building Council, asocia\u021bie ce promoveaz\u0103 responsabilitatea fa\u021b\u0103 de mediu \u0219i eficien\u021ba energetic\u0103 pe durata ciclului de via\u021b\u0103 a unei cl\u0103diri. Peste 50 de proiecte reziden\u021biale cu mai bine de 10.000 de locuin\u021be din toat\u0103 \u021bara, cu o valoare de aproximativ 2 miliarde de euro, au fost certificare sau sunt \u00een curs de a ob\u021bine certificarea &#8222;Green Homes&#8221;.<\/p>\n\n\n\n<p><strong>5. Reputa\u021bia dezvoltatorului<\/strong><\/p>\n\n\n\n<p>Po\u021bi s\u0103 ai \u00eencredere \u00eentr-un dezvoltator cu o reputa\u021bie bun\u0103 c\u0103 \u00ee\u0219i va onora promisiunile, iar proiectele livrate anterior pot fi un etalon pentru standardul de calitate pe care \u00eel ofer\u0103 acesta cump\u0103r\u0103torilor. <\/p>\n\n\n\n<p>&#8222;Review-urile online nu fac mereu dreptate, cel mai bine ia-\u021bi timp \u0219i viziteaz\u0103 c\u00e2teva proiecte deja locuite, stai de vorb\u0103 cu clien\u021bii \u0219i \u00ee\u021bi vei putea face o imagine de ansamblu obiectiv\u0103&#8221;, explic\u0103 reprezentanta BREC.<\/p>\n\n\n\n<p><strong>6. Pre\u021bul <\/strong><\/p>\n\n\n\n<p>&#8222;Pre\u021bul este l\u0103sat la final pentru c\u0103 acesta trebuie pus \u00een raport cu toate criteriile de mai sus.
