Accesul la fondurile europene este condi\u021bionat de reforma fiscal\u0103, nu am mai avea acces la fonduri europene. S\u0103 lu\u0103m c\u00e2teva exemple. \u00cen primul r\u00e2nd, un <strong>apartament nou cu o suprafa\u021b\u0103 de 125 mp care se vinde, \u00een momentul de fa\u021b\u0103, cu 150.000 de euro<\/strong>+TVA. Pentru o astfel de locuin\u021b\u0103, cump\u0103r\u0103torul pl\u0103tea p\u00e2n\u0103 acum un TVA de 19%, echivalentul a 28.500 de euro. \u00cen scenariul \u00een care cota de TVA cre\u0219te la 21%, cump\u0103r\u0103torul ar urma s\u0103 achite 31.500 de euro, deci cu <strong>3.000 de euro \u00een plus<\/strong>.<\/p>\n\n\n\n<p>S\u0103 analiz\u0103m ce s-ar \u00eent\u00e2mpla, \u00een schimb, \u00een cazul unei locuin\u021be pentru care cump\u0103r\u0103torii pl\u0103teau p\u00e2n\u0103 acum o cot\u0103 redus\u0103 de TVA de 9%, de exemplu, un <strong>apartament nou cu o suprafa\u021b\u0103 de 50 mp, scos la v\u00e2nzare pentru suma de 100.000 euro<\/strong>+TVA. \u00cen cazul \u00een care TVA ar cre\u0219te din start la 21%, diferen\u021ba ar fi cu mult mai consistent\u0103 dec\u00e2t cea aferent\u0103 exemplului anterior. Discut\u0103m despre <strong>o majorare a sumei datorate cu 12.000 de euro<\/strong>, p\u00e2n\u0103 la 21.000 de euro.<\/p>\n\n\n\n<p>&#8222;Pe termen scurt, e<strong>xist\u0103 posibilitatea ca unii dezvoltatori s\u0103 \u00eencerce, \u00een m\u0103sura \u00een care au stocuri disponibile, s\u0103 accelereze v\u00e2nz\u0103rile <\/strong>\u00eenainte de intrarea \u00een vigoare a unei cre\u0219teri a cotei de TVA la 21%. Pe termen mediu, \u00eens\u0103, o<strong> cre\u0219tere generalizat\u0103 a tax\u0103rii poate s\u0103 aib\u0103 un efect de domino <\/strong>\u0219i s\u0103 pun\u0103 presiune pe pre\u021burile locuin\u021belor de pe pia\u021ba veche. O cerere mai mare venit\u0103 din parte cump\u0103r\u0103torilor -care fie nu mai sunt eligibili pentru ob\u021binerea \u00eemprumutului necesar achizi\u021biei, fie nu sunt dispu\u0219i s\u0103 pl\u0103teasc\u0103 diferen\u021ba &#8211; s-ar traduce \u00eentr-o <strong>scumpire treptat\u0103 a locuin\u021belor vechi<\/strong>&#8222;, a explicat Daniel Crainic, director de marketing Imobiliare.ro.<\/p>\n\n\n\n<p>\u00cen opinia sa, pe termen lung, <strong>dezvoltatorii ar putea s\u0103 ajung\u0103 s\u0103 construiasc\u0103 mai pu\u021bin sau s\u0103 se \u00eendrepte cu prec\u0103dere spre segmentul premium<\/strong> al pie\u021bei, fapt ce ar duce la <strong>o sc\u0103dere a ofertei<\/strong>, \u00een contextul \u00een care \u00een ultimul an am v\u0103zut deja o reducere considerabil\u0103 a num\u0103rului de locuin\u021b\u0103 noi disponibile cump\u0103r\u0103torilor,<\/p>\n\n\n\n<p class=\"has-medium-font-size\"><strong>Pre\u021burile apartamentelor au crescut cu 16% \u00een ultimul an<\/strong><\/p>\n\n\n\n<p>Apartamentele au ajuns s\u0103 fie scoase la v\u00e2nzare, la \u00eenceputul acestei veri, cu pre\u021buri considerabil mai mari fa\u021b\u0103 de cele \u00eenregistrate \u00een perioada similar\u0103 a anului trecut. La nivel na\u021bional, pre\u021bul mediu solicitat pentru o astfel de locuin\u021b\u0103 a ajuns la 1.854 euro\/mp util, potrivit<a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\" target=\"_blank\" rel=\"noreferrer noopener\"> Indicelui Imobiliare.ro<\/a>, fiind cu aproape 16% mai mare dec\u00e2t acum un an.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"873\" height=\"546\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2025\/07\/evolutie-preturi-apartamente-romania.jpg\" alt=\"\" class=\"wp-image-73073\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2025\/07\/evolutie-preturi-apartamente-romania.jpg 873w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2025\/07\/evolutie-preturi-apartamente-romania-300x188.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2025\/07\/evolutie-preturi-apartamente-romania-768x480.jpg 768w\" sizes=\"auto, (max-width: 873px) 100vw, 873px\" \/><\/figure>\n\n\n\n<p>Dac\u0103 analiz\u0103m strict propriet\u0103\u021bile disponibile pe segmentul nou \u00een marile ora\u0219e din \u021bar\u0103, putem observa c\u0103 \u00een<strong> Bucure\u0219ti<\/strong> \u0219i \u00een <strong>Ia\u0219i <\/strong>avansul a fost chiar mai consistent \u00een acela\u0219i interval de timp, mai exact cu aproape <strong>18%<\/strong> (2.252 euro\/mp), respectiv cu circa <strong>17% <\/strong>(1.846 euro\/mp).<\/p>\n\n\n\n<p>\u0218i pre\u021burile apartamentelor noi din <strong>Bra\u0219ov <\/strong>au \u00eenregistrat major\u0103ri semnificative, mai exact cu <strong>13%<\/strong> (2.500 euro\/mp), \u00een timp ce \u00een <strong>Constan\u021ba<\/strong> locuin\u021bele au fost listate la v\u00e2nzare \u00een medie cu 1.984 euro\/mp util, dup\u0103 un avans cu aproape <strong>9% <\/strong>\u00eentr-un an.<\/p>\n\n\n\n<p>Un avans mai temperat s-a putut observa \u00een cazul <strong>Timi\u0219oarei<\/strong>, mai exact cu <strong>7%<\/strong> (2.101 euro\/mp), iar cea mai lent\u0103 cre\u0219tere a pre\u021burilor a ap\u0103rut pe pia\u021ba reziden\u021bial\u0103 din <strong>Cluj-Napoca<\/strong> unde pre\u021burile solicitate pentru apartamentele noi au crescut cu doar <strong>3%<\/strong>, acestea fiind deja cele mai scumpe din \u021bar\u0103 (3.233 euro\/mp).<\/p>\n\n\n\n<p>C\u00e2t cost\u0103, de fapt, s\u0103 cumperi un <strong>apartament nou cu 2 camere<\/strong> \u00een marile ora\u0219e?
