Majorarea TVA este una dintre deciziile incluse \u00een pachetul de m\u0103suri fiscal-bugetare care are ca obiectiv reducerea deficitului excesiv.<\/strong><\/p>\n\n\n\n<p><strong><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/adio-tva-9-ce-urmeaza-pe-piata-imobiliara_db\/\" target=\"_blank\" rel=\"noreferrer noopener\">Cite\u0219te \u0219i: Adio, TVA 9%! Ce urmeaz\u0103 pe pia\u021ba imobiliar\u0103?<\/a><\/strong><\/p>\n\n\n\n<p>Cota redus\u0103 de <strong>TVA de 9% <\/strong>se va mai aplica p\u00e2n\u0103 la 1 august 2026, cu unele condi\u021bii. Propriet\u0103\u021bile eligibile au o suprafa\u021b\u0103 mai mic\u0103 de 120 mp, pot fi <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/in-ce-conditii-mai-poti-beneficia-de-tva-9-pentru-locuinte-pana-la-1-august-2026-proiect-de-lege_db\/\" target=\"_blank\" rel=\"noreferrer noopener\">conform legii locuite ca atare<\/a> \u00een momentul achizi\u021biei, \u0219i au o valoare de cel mult 600.000 de lei (exclusiv TVA), echivalentul a aproximativ 118.595 euro. O persoan\u0103 poate beneficia o singur\u0103 dat\u0103 de cota redus\u0103 de TVA \u0219i doar dac\u0103 semneaz\u0103, p\u00e2n\u0103 la 1 august 2025, acte juridice care au ca obiect plata \u00een avans a locuin\u021bei. Avansul minim achitat pentru locuin\u021b\u0103 trebuie s\u0103 fie de 20%.<\/p>\n\n\n\n<p>\u00cen cazul locuin\u021belor pentru care se aplica deja cota de <strong>TVA de 19%<\/strong>, aceasta va fi <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/ce-inseamna-tva-21-pentru-locuinte-mii-de-euro-in-plus-de-achitat-peste-scumpirile-inregistrate-deja-in-ultimul-an_db\/\" target=\"_blank\" rel=\"noreferrer noopener\">majorat\u0103 la <strong>21%<\/strong><\/a>. tranzac\u021biile \u0219i semna\u021bi contractele p\u00e2n\u0103 la 31 iulie 2025;<\/li>\n\n\n\n<li>Alege\u021bi proiecte deja finalizate, pentru siguran\u021b\u0103 total\u0103;<\/li>\n\n\n\n<li>Evita\u021bi riscul dep\u0103\u0219irii termenului de recep\u021bie \u2013 31 iulie 2026 \u2013 care implic\u0103 trecerea la cota de TVA de 21%,<\/li>\n\n\n\n<li>Evalua\u021bi cu aten\u021bie bugetul, \u021bin\u00e2nd cont de impactul major\u0103rii TVA;<\/li>\n\n\n\n<li>Consulta\u021bi un expert fiscal dac\u0103 achizi\u021bia este realizat\u0103 printr-o firm\u0103;<\/li>\n\n\n\n<li>Orienta\u021bi-v\u0103 spre locuin\u021be eficiente energetic, care reduc costurile pe termen lung.<\/li>\n<\/ul>\n\n\n\n<p urm\u00e2nd s\u0103 avem o singur\u0103 cot\u0103 de 21%, \u00eencep\u00e2nd din 1 august.<\/p>\n\n\n\n<p><strong>Cei mai afecta\u021bi sunt \u00een primul r\u00e2nd cump\u0103r\u0103torii locuin\u021belor accesibile. <\/strong>Pre\u021burile unit\u0103\u021bilor noi au avut deja o cre\u0219tere accelerat\u0103 \u00een ultimii cinci ani \u2013 conform statisticilor Imobiliare.ro
