Asta pentru c\u0103, \u00een momentul de fa\u0163\u0103, nimeni nu poate anticipa cu certitudine ce profit poate ob\u0163ine dintr-un proiect, spune <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/GeorgianMarcu\/\">George Marcu<\/a>, managerul general al agen\u0163iei Green Angels. Ce grad de rentabilitate ar fi considerat acceptabil pentru a demara construc\u0163ia de locuin\u0163e? \u201eLa o rat\u0103 de profit de 20%, te g\u00e2nde\u015fti dac\u0103 s\u0103 \u00eencepi sau nu. La 25%, \u00eencepi\u201d, subliniaz\u0103 managerul Green Angels. Acesta precizeaz\u0103 c\u0103 o mare parte dintre dezvoltatorii care sunt activi acum pe pia\u0163\u0103 mizeaz\u0103 pe <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/agentii-imobiliare\/10-profit-decent-in-imobiliare_db\/\">un profit de maximum 10%<\/a>. Acest nivel este arareori considerat acceptabil pentru derularea unei afaceri pe termen lung.<\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/11\/proiectecaseinvestitori.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-7570\" src=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/11\/proiectecaseinvestitori-300x199.jpg\" alt=\"\" width=\"300\" height=\"199\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/11\/proiectecaseinvestitori-300x199.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/11\/proiectecaseinvestitori-87x57.jpg 87w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/11\/proiectecaseinvestitori-65x43.jpg 65w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2010\/11\/proiectecaseinvestitori.jpg 480w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><strong>Bani recupera\u0163i \u00een 15 ani de acum \u00eencolo<\/strong><br \/>\nCiprian C. ofer\u0103 un exemplu sugestiv \u00een acest sens. A \u00eenceput construc\u0163ia \u00een anul 2008, c\u00e2nd pia\u0163a era \u00eenc\u0103 pe val, \u015fi a terminat-o \u00een 2009, c\u00e2nd pre\u0163urile locuin\u0163elor o luaser\u0103 deja la vale. C\u00e2nd a demarat lucr\u0103rile la proiect, estima c\u0103 va atinge un profit de 40% (\u00eenainte de taxe \u015fi impozite). Acum sper\u0103 la abia 10%. Asta \u00een condi\u0163iile \u00een care banii pe apartamente \u015fi-i va recupera integral peste o bun\u0103 perioad\u0103 de timp \u2013 p\u00e2n\u0103 acum a v\u00e2ndut 13 din cele 16 locuin\u0163e, doar \u00een rate la dezvoltator, pe o perioad\u0103 de 15 ani. Singurul s\u0103u avantaj \u0163ine de faptul c\u0103 a finan\u0163at proiectul exclusiv din resurse proprii, ceea ce \u00eei permite s\u0103 sus\u0163in\u0103 acest sistem de plat\u0103. \u00cen acest context, Ciprian C. declar\u0103 cu promptitudine c\u0103 nu ar mai \u00eencepe cu niciun chip s\u0103 construiasc\u0103 locuin\u0163e acum.<\/p>\n<p><strong>Strategii de supravie\u0163uire \u00een recesiune <\/strong><br \/>\nChiar dac\u0103 pentru moment \u0163in \u00een a\u015fteptare planurile pentru noi proiecte, dezvoltatorii r\u0103ma\u015fi activi \u00een pia\u0163\u0103 sunt totu\u015fi nevoi\u0163i s\u0103 apeleze la diverse strategii de supravie\u0163uire pentru ansamblurile pe aflate \u00een derulare sau pe care le-au finalizat deja. George Marcu spune c\u0103 fiecare juc\u0103tor \u00ee\u015fi face propriile calcule de fezabilitate \u015fi decide ce direc\u0163ie s\u0103 urmeze pentru a-\u015fi asigura cash-flow-ul necesar. Una dintre metodele cel mai frecvent folosite pentru impulsionarea v\u00e2nz\u0103rii este <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/prima-casa\/pana-unde-pot-scadea-preturile-locuintelor-noi_db\/\">reducerea drastic\u0103 a pre\u0163urilor<\/a>. \u201eLa proiectele pe care le am eu, am redus pre\u0163urile c\u00e2t s-a putut de mult, cu 30-40%\u201d, spune Marcu. O alt\u0103 variant\u0103 la care apeleaz\u0103 developerii este cea a <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente-noi\/un-business-de-nisa-atrage-investitori-in-ciuda-recesiunii_db\/\">\u00eenchirierii unui anumit num\u0103r de locuin\u0163e <\/a>(l\u0103s\u00e2nd \u00een acela\u015fi timp un stoc suficient pentru a acoperi cererile de v\u00e2nzare).<\/p>\n<p><strong>Ratele la dezvoltator, un r\u0103u necesar?<\/strong><br \/>\nCiprian C. se num\u0103r\u0103 printre cei c\u00e2\u0163iva care au apelat la <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/ansambluri-rezidentiale\/credit-sau-rate-la-dezvoltator_db\/\">op\u0163iunea ratelor la dezvoltator<\/a>. \u201eNu e o variant\u0103 convenabil\u0103, dar \u00een cazul meu este singura solu\u0163ie, pentru c\u0103 nu am o pozi\u0163ie bun\u0103 \u015fi nu pot \u00eenchiria apartamentele\u201d, subliniaz\u0103 el. At\u00e2t pentru garsoniere, c\u00e2t \u015fi pentru apartamentele cu dou\u0103 camere, avansul cerut de proprietar se ridic\u0103 la 15.000 de euro. La acesta se adaug\u0103 180 de rate lunare fixe, fiecare \u00een valoare de 390 de euro \u015fi, respectiv, 538 de euro. La achizi\u0163ionarea prin acest sistem de plat\u0103, valoarea final\u0103 a locuin\u0163elor este sensibil mai mare dec\u00e2t pre\u0163ul pe care ar trebui s\u0103-l pl\u0103teasc\u0103 un cump\u0103r\u0103tor cu bani ghea\u0163\u0103 sau unul cu finan\u0163are bancar\u0103.
