O privire retrospectiv\u0103 este \u00eentotdeauna de folos pentru conturarea unei imagini realiste asupra viitorului. <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/DragosDragoteanu\/\">Drago\u015f Dragoteanu<\/a>, fondatorul \u015fi managerul companiei Euroest, estimeaz\u0103 c\u0103, pentru imobiliarul autohton, 2011 nu va fi cu mult diferit fa\u0163\u0103 de anul precedent. <\/strong><\/p>\n<p><em><strong>Cum a evoluat pia\u0163a imobiliar\u0103 \u00een 2010, din punctul de vedere al volumului de tranzac\u0163ii \u00eencheiate? Care au fost cele mai c\u0103utate propriet\u0103\u0163i?<\/strong><\/em><\/p>\n<p>Cele mai multe tranzac\u0163ii s-au f\u0103cut prin <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/prima-casa\/prima-casa-in-2010-credite-de-peste-840-milioane-de-euro_db\/\">programul Prima Cas\u0103<\/a>. Chiar dac\u0103 valoarea medie de cump\u0103rare prin acest program guvernamental a sc\u0103zut la aproximativ 40.000 euro, cei care \u015fi-au dorit o achizi\u0163ie reziden\u0163ial\u0103 la cele mai bune dob\u00e2nzi bancare au ales s\u0103 cumpere prin acest program. La <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-terenuri-constructii-bucuresti-2349863\">terenuri<\/a>, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/ansambluri-rezidentiale\/tranzactii-cu-terenuri-la-preturile-din-2005-2006_db\/\">tranzac\u0163iile au fost extrem de pu\u0163ine<\/a> \u015fi s-au limitat la cele f\u0103cute de retaileri care au g\u0103sit oportunit\u0103\u0163i de extindere a re\u0163elei, mai ales \u00een provincie. Pe <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/birouri\/cbre-2010-inceputul-unei-reveniri-sanatoase-a-segmentelor-comerciale_db\/\">segmentul comercial<\/a>, volumul tranzac\u0163iilor \u00een 2010 a fost mai mic dec\u00e2t \u00een anii preceden\u0163i, deoarece investitorii caut\u0103 exclusiv oportunit\u0103\u0163i \u00een zone c\u00e2t mai bune \u015fi, preferabil, de la v\u00e2nz\u0103tori afla\u0163i \u00eentr-o criz\u0103 financiar\u0103 profund\u0103. Majoritatea au \u00een\u0163eles \u00eensemn\u0103tatea amplasamentului \u00een imobiliare \u015fi sunt extrem de aten\u0163i \u00een analizele pe care le fac premerg\u0103tor unei achizi\u0163ii. Indiferent despre ce segment din imobiliare vorbim, comportamentul este acela\u015fi. Cel mai mult se caut\u0103 <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/coldwell-banker\/ce-proprietati-cauta-investitorii-in-2010_db\/\">oportunit\u0103\u0163ile de investi\u0163ie <\/a>care produc cash-flow imediat. Cump\u0103r\u0103torii \u00een\u0163eleg \u015fi accept\u0103 riscul din imobiliare, cu condi\u0163ia s\u0103 aib\u0103 de pe urma unei investi\u0163ii un venit cel pu\u0163in dublu fa\u0163\u0103 de dob\u00e2nda bancar\u0103 lunar\u0103, pentru aceea\u015fi sum\u0103 de bani.<\/p>\n<p><em><strong>Care vor fi cele mai c\u0103utate locuin\u0163e de c\u0103tre consumatorii finali anul viitor? Dar de c\u0103tre investitori?<\/strong><\/em><\/p>\n<p>Tranzac\u0163iile de strict\u0103 necesitate cu locuin\u0163e, fie c\u0103 vorbim de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-apartamente-bucuresti-2349835\">\u00eenchiriere<\/a> sau <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente-bucuresti-2349706\">cump\u0103rare<\/a>, vor fi \u00een continuare cele care vor sus\u0163ine \u201cpulsul\u201d pie\u0163ei imobiliare p\u00e2n\u0103 la ie\u015firea din recesiunea economic\u0103 na\u0163ional\u0103. \u00cen rest, \u201crechinii imobiliari\u201d, mai mari sau mai mici, v\u00e2neaz\u0103 permanent oportunit\u0103\u0163i \u015fi cump\u0103r\u0103 numai c\u00e2nd g\u0103sesc imobile cu poten\u0163ial cert, imediat sau la super-pre\u0163.<\/p>\n<p><em><strong>Crede\u0163i c\u0103 \u00een 2011 vor mai ap\u0103rea pe pia\u0163\u0103 noi proiecte reziden\u0163iale? <\/strong><\/em><\/p>\n<p>Cunosc c\u00e2teva proiecte reziden\u0163iale la stadiul de plan\u015fet\u0103. Este exclus s\u0103 se lucreze pe stoc sau s\u0103 apar\u0103 investitori dornici s\u0103 fac\u0103 noi experien\u0163e imobiliare.<\/p>\n<p><em><strong>Vor ie\u015fi rom\u00e2nii din starea de expectativ\u0103 anul viitor, \u00een opinia dumneavoastr\u0103?<\/strong><\/em><\/p>\n<p>Sunt doi factori esen\u0163iali care pot schimba starea de expectativ\u0103 \u00een imobiliare: repornirea economiei \u015fi deblocarea credit\u0103rii. Rom\u00e2nii vor avea din nou apetit pentru investi\u0163ii \u00een domeniul imobiliar de \u00eendat\u0103 ce-\u015fi vor schimba percep\u0163ia pesimist\u0103 despre economia \u015fi viitorul \u0163\u0103rii \u00een care tr\u0103iesc.<\/p>\n<p><em><strong>Ce recomandare a\u0163i face celor care \u00ee\u015fi doresc sau au nevoie de o locuin\u0163\u0103 \u00een aceast\u0103 perioad\u0103? Dar celor care vor s\u0103 v\u00e2nd\u0103?<\/strong><\/em><\/p>\n<p>Proprietarilor care au un imobil la v\u00e2nzare le recomand un singur lucru: dac\u0103 au un client serios \u015fi o ofert\u0103 decent\u0103, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente-cu-doua-camere\/ai-un-apartament-ce-trebuie-sa-stii-ca-sa-vinzi_db\/\">s\u0103 v\u00e2nd\u0103<\/a>! Nu se \u015ftie c\u00e2nd va veni al doilea poten\u0163ial cump\u0103r\u0103tor &#8211; dac\u0103 va veni &#8211; \u015fi c\u00e2t va oferi pe acela\u015fi imobil. Cump\u0103r\u0103torilor le recomand \u00een\u0163elepciune!
