Potrivit Simonei Manea, Corporate Department Manager \u00een cadrul companiei de consultan\u0163\u0103 RealTime, \u00een 2010 cererea de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-birouri-bucuresti-2350260\">spa\u0163ii office <\/a>a fost cu aproximativ 50% mai ridicat\u0103 fa\u0163\u0103 de 2009. \u201eCl\u0103dirile de clasa A au fost \u00een continuare c\u0103utate datorit\u0103 calit\u0103\u0163ii execu\u0163iei \u015fi facilit\u0103\u0163ilor oferite. Prin dorin\u0163a majorit\u0103\u0163ii chiria\u015filor de a-\u015fi reduce costurile \u2013 g\u0103sirea unui spa\u0163iu de lucru de dimensiuni mai reduse, la un pre\u0163 c\u00e2t mai bun, fiind un pas important \u00een acest sens. Astfel, din totalul tranzac\u0163iilor de \u00eenchiriere care au avut loc anul trecut la nivelul Capitalei, majoritatea au fost <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/articole\/birourile-centrale-atractive-pentru-relocari_db\/\">reloc\u0103ri<\/a>. \u201eCompaniile nu mai vor s\u0103 achite chiriile mari solicitate de proprietarii de cl\u0103diri de birouri, \u00een mare parte vor s\u0103 negocieze nivelul chiriei \u015fi alte condi\u0163ii contractuale sau s\u0103 se mute \u00een spa\u0163ii cu un grad \u00eenalt de facilit\u0103\u0163i, dar cu un raport calitate-pre\u0163 foarte bun\u201d, spune reprezentanta RealTime.<\/p>\n<p><strong>Chirii mai mici cu 10-15% \u00een 2010<\/strong><br \/>\n\u00cen ultimii doi ani, declinul economic a fost cel care a permis mutarea centrului de greutate pe chiria\u015f \u00een cadrul negocierilor cu proprietarii cl\u0103dirilor de birouri. Declinul \u00eenregistrat pe parcursul anului trecut se ridic\u0103 la circa 10-15%.<\/p>\n<p>Potrivit datelor companiei RealTime, la ora actual\u0103 pre\u0163ul cerut pentru un metru p\u0103trat \u00eentr-o cl\u0103dire de birouri de clasa A este cuprins \u00eentre 8 \u015fi 23 de euro pe metru p\u0103trat pe lun\u0103, \u00een vreme ce, \u00eentr-o cl\u0103dire de clasa B, aceea\u015fi suprafa\u0163\u0103 poate fi \u00eenchiriat\u0103 cu 7-18 euro pe metru p\u0103trat pe lun\u0103. Pentru proiectele office de clasa A, cel mai ridicat nivel al costurilor de ocupare, respectiv 15-23 de euro pe metru p\u0103trat pe lun\u0103, se g\u0103se\u015fte \u00een centrul Capitalei. Pe urm\u0103toarele pozi\u0163ii se situeaz\u0103 zonele de centru-nord (13-18 euro pe metru p\u0103trat pe lun\u0103), nord (10-17 euro pe metru p\u0103trat pe lun\u0103), est (11-14 euro pe metru p\u0103trat pe lun\u0103) \u015fi vest (8-15 euro pe metru p\u0103trat pe lun\u0103).<\/p>\n<p><strong>Contractele semnate \u00een 2003-2005 vor sus\u0163ine pia\u0163a \u00een 2011<\/strong><br \/>\nPentru anul \u00een curs, Simona Manea estimeaz\u0103 o continuare a trendului aparent paradoxal ini\u0163iat anul trecut. \u201ePreconiz\u0103m o cre\u015ftere a volumului de tranzac\u0163ii de \u00eenchiriere de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-birouri-bucuresti-2350260\">spa\u0163ii de birouri<\/a>, dar la <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/case-vile\/chiriile-birourilor-din-vile-cu-o-treime-mai-mici-in-2010_db\/\">un nivel de chirie mai sc\u0103zut<\/a> dec\u00e2t \u00een prezent, din cauza recesiunii economice.
