Marja de sc\u0103dere trece \u015fi de 50% \u00een unele cazuri, relev\u0103 o analiz\u0103 realizat\u0103 de www.imobiliare.ro. Pe baza ofertelor listate pe portal rezult\u0103 un top zece al propriet\u0103\u0163ilor care au \u00eenregistrat cele mai mari reduceri de pre\u0163 \u00een perioada ianuarie 2010-ianuarie 2011.<\/p>\n<p><strong>520 de euro pe metru p\u0103trat <\/strong><br \/>\nPe primul loc \u00een clasament se situeaz\u0103 o parcel\u0103 de 880 de metri p\u0103tra\u0163i situat\u0103 vis-a-vis de P\u0103durea B\u0103neasa B\u0103neasa din Bucure\u015fti. Terenul are un front stradal de 50 metri pe strada Jandarmeriei, dispune de toate utilit\u0103\u0163ile, iar regimul de construc\u0163ie permis este de P+1E+M. Dac\u0103 ini\u0163ial pre\u0163ul solicitat era de 990 euro pe metru p\u0103trat, \u00een prezent acesta este de 470 euro pe metru p\u0103trat, ceea ce \u00eenseamn\u0103 o sc\u0103dere de 53%.<\/p>\n<p><strong>230 de euro pe metru p\u0103trat<\/strong><br \/>\nLocul doi \u00een top este ocupat de un teren de 550 metri p\u0103tra\u0163i situat \u00een zona Andrei Mure\u015fanu din Cluj-Napoca. Cu un front stradal de 15 metri, parcela este situat\u0103 \u00eentr-o zon\u0103 exclusivist\u0103, \u00eentr-un cartier reziden\u0163ial de top \u015fi are toate utilit\u0103\u0163ile. Terenul este ideal pentru construirea unei case familiale. Pre\u0163ul acestei propriet\u0103\u0163i a sc\u0103zut pe parcursul anului 2010 de la 600 euro pe metru p\u0103trat la 370 euro pe metru p\u0103trat.<\/p>\n<p><a class=\"article-body-links\"rel=\"attachment wp-att-8277\" href=\"https:\/\/www.imobiliare.ro\/brasov\/reduceri-de-50-la-terenurile-intravilane-din-bucuresti-trendul-descendent-se-mentine-si-in-marile-orase_db\/teren-gol-3\/\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-8277\" title=\"teren-gol\" src=\"https:\/\/info.imobiliare.ro\/wp-content\/uploads\/2011\/01\/teren-gol-300x199.jpg\" alt=\"\" width=\"300\" height=\"199\" \/><\/a><strong>210 euro pe metru p\u0103trat<\/strong><br \/>\nPe locul al treilea se claseaz\u0103 un teren din zona Bulevardului 1 Mai din Capital\u0103 ce dispune de o suprafa\u0163\u0103 de 340 de metri p\u0103tra\u0163i \u015fi are un front stradal de 13,5 metri. Pe aceast\u0103 parcel\u0103 se poate construi un imobil P+2E+M cu o amprent\u0103 de 155 de metri p\u0103tra\u0163i \u015fi o suprafa\u0163\u0103 total\u0103 construit\u0103 de 535 de metri p\u0103tra\u0163i. Diferen\u0163a de pre\u0163 \u00eenregistrat\u0103 \u00een acest caz pe parcursul ultimelor 12 luni este de 22%, de la 940 euro pe metru p\u0103trat la 730 euro pe metru p\u0103trat, \u00een condi\u0163iile \u00een care pre\u0163ul ini\u0163ial afi\u015fat a fost de 1.190 euro pe metru p\u0103trat, \u00een decembrie 2009.<\/p>\n<p><strong>200 euro pe metru p\u0103trat<\/strong><br \/>\nAceast\u0103 reducere de pre\u0163 a fost \u00eenregistrat\u0103 de patru propriet\u0103\u0163i incluse \u00een clasamentul realizat de www.imobiliare.ro. Una dintre acestea este o parcel\u0103 de 2.000 de metri p\u0103tra\u0163i, situat\u0103 \u00een zona Nuf\u0103rul din Oradea. Av\u00e2nd un dublu front stradal &#8211; de 50 \u015fi 40 de metri, terenul dispune de toate utilit\u0103\u0163ile, precum \u015fi de un proiect pentru construc\u0163ia unui ansamblu reziden\u0163ial cu regim de \u00een\u0103l\u0163ime P+8. Dac\u0103 la \u00eenceputul anului trecut acest teren a fost scos la v\u00e2nzare pentru 400 euro pe metru p\u0103trat, \u00een prezent, proprietarul s-ar mul\u0163umi \u015fi cu jum\u0103tate din sum\u0103.<\/p>\n<p>Aceea\u015fi reducere a fost \u00eenregistrat\u0103 \u015fi de o parcel\u0103 situat\u0103 ultracentral \u00een Sl\u0103nic-Moldova. Aceasta are o suprafa\u0163\u0103 de 583 de metri p\u0103tra\u0163i, dispune de un front stradal de 20 de metri \u015fi este situat\u0103 l\u00e2ng\u0103 vila CFR, vis-a-vis de Casino-ul din localitate. Pre\u0163ul acestei propriet\u0103\u0163i a sc\u0103zut cu 40% anul trecut, de la 500 euro pe metru p\u0103trat la 300 euro pe metru p\u0103trat \u00een prezent.<\/p>\n<p>Pentru un teren din centrul localit\u0103\u0163ii Pope\u015fti-Leordeni, proprietarul cere acum 300 de euro pe metru p\u0103trat, de\u015fi la \u00eenceputul anului trecut pre\u0163ul solicitat era de 500 de euro pentru aceea\u015fi unitate de suprafa\u0163\u0103. Lotul se \u00eentinde pe 1.000 de metri p\u0103tra\u0163i \u015fi are un front stradal de 30 de metri.<\/p>\n<p>Tot cu 200 de euro pe metru p\u0103trat s-a ieftinit \u015fi un teren situat \u00een centrul Bra\u015fovului. Pentru o suprafa\u0163\u0103 de 405 metri p\u0103tra\u0163i \u015fi un front stradal de 17 metri, proprietarul cere 400 de euro pe metru p\u0103trat, fa\u0163\u0103 de 600 de euro pe metru p\u0103trat la \u00eenceputul anului trecut.<\/p>\n<p><strong>190 de euro pe metru p\u0103trat<\/strong><br \/>\nPe locul opt \u00een clasament se afl\u0103 un teren de 2.000 mp din zona B\u0103neasa. Parcela este situat\u0103 paralel cu \u015foseaua de Centur\u0103. \u00cen acest caz, sc\u0103derea de pre\u0163 a fost de 54%, de la 350 euro pe metru p\u0103trat \u00een ianuarie 2010, la 160 euro pe metru p\u0103trat \u00een prezent.<\/p>\n<p>O ieftinire similar\u0103 a fost \u00eenregistrat\u0103 \u015fi de un lot de 5.000 de metri p\u0103tra\u0163i din zona Titan din Bucure\u015fti. Acesta are un front stradal de 25 de metri \u015fi PUD pentru un regim de P+4E. Sc\u0103derea resim\u0163it\u0103 \u00een ultimele 12 luni a fost de 48%, de la 400 euro pe metru p\u0103trat, la 210 euro pe metru p\u0103trat.<\/p>\n<p><strong>185 de euro pe metru p\u0103trat<\/strong><br \/>\nTopul <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-terenuri-constructii-bucuresti-2349863\">terenurilor<\/a> care au cunoscut cele mai mari reduceri de pre\u0163 \u00een 2010 este \u00eencheiat de o parcel\u0103 de 4.500 mp din zona \u015eise\u015fti din Capital\u0103, ce are deschidere la strada Gheorghe Ionescu \u015eise\u015fti. Sc\u0103derea \u00eenregistrat\u0103 a fost de 185 euro pe metru p\u0103trat, de la 560 euro pe metru p\u0103trat, la 375 euro pe metru p\u0103trat.<\/p>\n<p><strong>Localit\u0103\u0163ile limitrofe \u0163in isonul la ieftiniri<\/strong><br \/>\n\u00cen ceea ce prive\u015fte pre\u0163urile terenurilor pentru construc\u0163ii din localit\u0103\u0163ile situate \u00een jurul marilor ora\u015fe, \u015fi acestea au cunoscut reduceri importante pe parcursul anului trecut. <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/evolutie-pret\/ilfov-evolutia-preturilor-la-terenuri-in-primul-semestru-al-acestui-an_db\/\">\u00cen apropiere de Bucure\u015fti<\/a>, cea mai mare sc\u0103dere a pre\u0163ului mediu solicitat de proprietari, \u00een valoare de 60%, a avut loc \u00een Bragadiru. \u00cen <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/evolutie-pret\/brasov-evolutia-preturilor-la-terenuri-in-primul-semestru-al-acestui-an_db\/\">jude\u0163ul Bra\u015fov<\/a>, \u00een topul reducerilor se situeaz\u0103 localitatea S\u0103cele, cu un declin de 54%. \u00cen apropiere de Cluj-Napoca, cel mai mult s-au ieftinit terenurile din Gil\u0103u, unde pre\u0163ul mediu solicitat de proprietari a sc\u0103zut cu 58% fa\u0163\u0103 de aceea\u015fi perioad\u0103 a anului trecut.
