Una dintre acestea \u0163ine de bugetul pe care \u015fi-l stabilesc rom\u00e2nii cu venituri medii atunci c\u00e2nd achizi\u0163ioneaz\u0103 o cas\u0103. <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/Igor\/\">Igor Postovanu<\/a>, broker\/owner al agen\u0163iei Sims Parkman, spune c\u0103 pe segmentul <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente-bucuresti-7054445\">apartamentelor vechi<\/a>, profilul cump\u0103r\u0103torilor a r\u0103mas \u00een mare parte acela\u015fi ca \u00een 2009. Singura schimbare este c\u0103 bugetele de achizi\u0163ie au suferit o ajustare notabil\u0103. Astfel, dac\u0103 \u00een primul an de func\u0163ionare a programului Prima Cas\u0103 pre\u0163urile s-au stabilizat undeva \u00een jurul valorii de 60.000 de euro pentru un apartament vechi cu dou\u0103 camere \u00eentr-unul dintre cartierele decente ale Capitalei, \u00een 2010 valorile de tranzac\u0163ionare au alunecat u\u015for-u\u015for sub acest nivel. <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente\/deciziile-guvernului-principalele-vinovate-ca-au-tras-piata-in-jos-anul-trecut_db\/\">T\u0103ierea salariilor \u015fi majorarea TVA<\/a> au dus la diminuarea semnificativ\u0103 a puterii de cump\u0103rare a popula\u0163iei, fapt ce a fost resim\u0163it \u00een mod direct la nivelul pre\u0163urilor, explic\u0103 Postovanu.<\/p>\n<p>A\u015fa se face c\u0103, \u00een momentul de fa\u0163\u0103, majoritatea cump\u0103r\u0103torilor care pot \u015fi sunt dispu\u015fi s\u0103 se \u00eendatoreze pentru suma de 60.000 de euro au \u00een vedere achizi\u0163ia unei locuin\u0163e cu trei camere \u2013 sau chiar mai mult. Postovanu spune c\u0103, la sf\u00e2r\u015fitul verii lui 2010, a intermediat v\u00e2nzarea unei locuin\u0163e cu trei camere, confort 1, \u00een cartierul Titan, pentru suma de 62.000 de euro. \u00cen ceea ce-i prive\u015fte pe cump\u0103r\u0103torii care \u00ee\u015fi doresc \u00een continuare un apartament cu dou\u0103 camere, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente\/apartamente-cu-2-si-3-camere-cat-o-garsoniera-in-2007_db\/\">disponibilitatea de plat\u0103 a acestora se situeaz\u0103 undeva la 50.000 de euro<\/a>.<\/p>\n<p><a class=\"article-body-links\"rel=\"attachment wp-att-8492\" href=\"https:\/\/www.imobiliare.ro\/apartamente-noi\/cum-si-a-ajustat-romanul-bugetul-de-achizitie-pentru-o-casa-in-ultimul-an_db\/credit-prima-casa-4\/\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-8492\" title=\"credit Prima Casa\" src=\"https:\/\/info.imobiliare.ro\/wp-content\/uploads\/2011\/02\/credit-Prima-Casa-199x300.jpg\" alt=\"\" width=\"199\" height=\"300\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/credit-Prima-Casa-199x300.jpg 199w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/credit-Prima-Casa.jpg 319w\" sizes=\"auto, (max-width: 199px) 100vw, 199px\" \/><\/a><strong>60.000 de euro, pragul de sus pentru dou\u0103 camere, dar \u00eentr-un ansamblu reziden\u0163ial nou <\/strong><br \/>\nCump\u0103r\u0103torii nu \u015fi-au revizuit bugetele de achizi\u0163ie doar pe segmentul locuin\u0163elor vechi. Acela\u015fi lucru s-a \u00eent\u00e2mplat \u015fi pe pia\u0163a <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente-noi-bucuresti-5241588\">apartamentelor noi<\/a>. Dac\u0103 \u00een 2009 era v\u0103zut ca un fapt relativ firesc ca pre\u0163ul de tranzac\u0163ionare al unui apartament nou-construit s\u0103 dep\u0103\u015feasc\u0103 u\u015for pragul propus de Prima Cas\u0103, anul trecut a adus tot mai multe presiuni pentru ca dezvoltatorii s\u0103 se \u00eencadreze \u00een aceast\u0103 limit\u0103. Romeo C\u0103z\u0103nescu, general managerul companiei dezvoltatoare Conarg Real Estate, spune c\u0103 cea mai mare parte a cererii pentru locuin\u0163e noi se \u00eendreapt\u0103 spre unit\u0103\u0163ile locative reduse ca suprafa\u0163\u0103 \u2013 garsoniere \u015fi apartamente cu dou\u0103 camere -, care s\u0103 poat\u0103 fi achizi\u0163ionate cu <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente-noi\/ce-sa-iei-prin-prima-casa-apartament-vechi-cu-trei-camere-sau-unul-nou-cu-doua_db\/\">maximum 60.000 de euro<\/a>. \u201eClien\u0163ii nu \u00ee\u015fi asum\u0103 \u00eenc\u0103 rate mai mari de 250-300 de euro\u201d, subliniaz\u0103 C\u0103z\u0103nescu.<\/p>\n<p>\u00cen\u0163elegerea acestei caracteristici esen\u0163iale a cump\u0103r\u0103torului actual de locuin\u0163\u0103 a fost \u015fi motivul pentru care dezvoltatorul a reg\u00e2ndit un proiect conceput \u00een perioada de boom a pie\u0163ei. Dac\u0103 la lansarea din 2008, proiectul Quadra 2 ar fi trebuit s\u0103 cuprind\u0103 850 de locuin\u0163e, cu una p\u00e2n\u0103 la patru camere, \u00een 2010 compania a decis s\u0103 construiasc\u0103 242 de unit\u0103\u0163i, majoritatea garsoniere. Astfel, rata lunar\u0103 pentru o garsonier\u0103 de 39.000 de euro (+TVA) s-ar ridica la 190-200 de euro prin programul Prima Cas\u0103. \u201ePentru cineva care st\u0103 cu chirie \u00een Militari are sens s\u0103 pl\u0103teasc\u0103 aceia\u015fi bani \u00een cuantumul ratei \u015fi nu al chiriei, devenind astfel proprietar\u201d, arat\u0103 C\u0103z\u0103nescu.<\/p>\n<p><strong>Tranzac\u0163ii au loc, \u00eens\u0103 doar la \u201epre\u0163ul pie\u0163ei\u201d<\/strong><br \/>\nChiar \u015fi \u00een urma acestor ajust\u0103ri radicale de buget, cererea de locuin\u0163e din partea rom\u00e2nilor r\u0103m\u00e2ne \u00een picioare. \u201e\u00cen ciuda situa\u0163iei economice dificile pe care o travers\u0103m, poten\u0163ialul pie\u0163ei reziden\u0163iale r\u0103m\u00e2ne ridicat. Teoretic, exist\u0103 sute de mii de rom\u00e2ni f\u0103r\u0103 o locuin\u0163\u0103 sau care \u00ee\u015fi doresc s\u0103 se mute \u00eentr-un apartament mai mare, la un nivel ridicat de confort\u201d, subliniaz\u0103 reprezentantul Conarg. \u201eCump\u0103r\u0103torii sunt foarte bine informa\u0163i, vor s\u0103 cumpere, dar nu cump\u0103r\u0103 dec\u00e2t la pre\u0163ul pie\u0163ei\u201d, spune, la r\u00e2ndul s\u0103u, Postovanu.
