Printre argumentele invocate de consultan\u0163ii din domeniu se num\u0103r\u0103:<\/p>\n<p><strong>1. Cerere \u00een cre\u015ftere, ofert\u0103 \u00een sc\u0103dere<\/strong><br \/>\nPotrivit lui Ben Binns, Senior Associate \u00een cadrul King Sturge Rom\u00e2nia, posibilit\u0103\u0163ile limitate de finan\u0163are din ultimele 18 luni conduc la reechilibrarea balan\u0163ei \u00eentre ofert\u0103 \u015fi cerere pe pia\u0163a local\u0103 a spa\u0163iilor de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-birouri-bucuresti-2350260\">birouri<\/a>. Conform unui raport de pia\u0163\u0103 realizat recent de CB Richard Ellis, anul trecut stocul office bucure\u015ftean s-a majorat cu 274.000 de metri p\u0103tra\u0163i, 75% din acest volum fiind reprezentat de cl\u0103diri de clasa A. Acest nivel este comparabil cu rezultatele din anii 2007-2008, \u00eens\u0103 indic\u0103 o sc\u0103dere de 33% fa\u0163\u0103 de 2009 (cel mai bun an din punctul de vedere al finaliz\u0103rii de noi spa\u0163ii office). Potrivit datelor CBRE, \u00een 2011 livr\u0103rile de noi proiecte vor atinge un nivel foarte sc\u0103zut \u2013 135.000 de metri p\u0103tra\u0163i, 70% din aceast\u0103 suprafa\u0163\u0103 fiind reprezentat\u0103 de spa\u0163ii de clasa A.<\/p>\n<p><a class=\"article-body-links\"rel=\"attachment wp-att-8574\" href=\"https:\/\/www.imobiliare.ro\/birouri\/trei-motive-pentru-care-expertii-cred-ca-cel-putin-un-segment-imobiliar-isi-revine_db\/officebuilding-4\/\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-8574\" title=\"officebuilding\" src=\"https:\/\/info.imobiliare.ro\/wp-content\/uploads\/2011\/02\/officebuilding-300x170.jpg\" alt=\"\" width=\"300\" height=\"170\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/officebuilding-300x170.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/officebuilding.jpg 480w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a>\u00cen contrast cu o ofert\u0103 a c\u0103rei cre\u015ftere este mult diminuat\u0103 \u00een contextul recesiunii, cererea de spa\u0163ii office de calitate se \u00eenscrie pe un trend cresc\u0103tor. Activitatea total\u0103 de \u00eenchiriere \u00eenregistrat\u0103 \u00een 2010 \u2013 peste 250.000 de metri p\u0103tra\u0163i &#8211; indic\u0103 o majorare de 48% fa\u0163\u0103 de anul precedent, conform datelor CBRE. \u00cen momentul de fa\u0163\u0103, cele mai atractive zone ale Capitalei pentru \u00eenchiriere sunt: nordul (peste 30% din cerere), centrul (27% din solicit\u0103ri) \u015fi zona de nord-Pipera (22% din cerere).<\/p>\n<p><strong>2. Rat\u0103 de neocupare stabil\u0103, cu \u015fanse de sc\u0103dere<\/strong><br \/>\n\u00cen str\u00e2ns\u0103 corela\u0163ie cu raportul cerere-ofert\u0103 se afl\u0103 \u015fi un indicator-cheie pentru segmentul office. \u00cen opinia lui Ben Binns, gradul de neocupare a cl\u0103dirilor din Capital\u0103 a \u00eenceput s\u0103 \u00eenregistreze u\u015foare sc\u0103deri \u00een ultima perioad\u0103. Potrivit datelor CBRE, \u00een trimestrul al patrulea din 2010 acest indicator a ajuns la circa 17%, un nivel u\u015for mai sc\u0103zut dec\u00e2t cel \u00eenregistrat \u00een trimestrul precedent. Reprezentan\u0163ii CBRE estimeaz\u0103 c\u0103 gradul de neocupare pentru cl\u0103dirile de birouri din Bucure\u015fti va continua s\u0103 se diminueze p\u00e2n\u0103 la un nivel de 14-15% c\u0103tre sf\u00e2r\u015fitul acestui an.<\/p>\n<p><strong>3. Chirii \u00een stagnare pe segmentul prime<\/strong><br \/>\nUn alt factor luat \u00een considerare de anali\u015ftii pie\u0163ei locale const\u0103 \u00een tendin\u0163a de stabilizare a chiriilor pentru cl\u0103dirile office din Capital\u0103. \u201eDup\u0103 o perioad\u0103 de presiune \u00een sensul diminu\u0103rii chiriilor pentru toate sectoarele de proprietate comercial\u0103, exist\u0103 semne c\u0103 tendin\u0163a de sc\u0103dere a fost oprit\u0103 \u015fi nivelurile au \u00eenceput s\u0103 se stabilizeze\u201d, noteaz\u0103 reprezentantul King Sturge \u00eentr-un raport de pia\u0163\u0103 al companiei. Tendin\u0163a de stagnare este vizibil\u0103 deocamdat\u0103 doar la nivelul propriet\u0103\u0163ilor office de cea mai bun\u0103 calitate, care sunt \u015fi cele mai c\u0103utate. Pe de alt\u0103 parte, \u00een cazul imobilelor din zonele secundare, ce dispun de mai pu\u0163ine facilit\u0103\u0163i \u015fi beneficiaz\u0103 de o cerere mai sc\u0103zut\u0103, declinul continu\u0103. Astfel, potrivit datelor CBRE, \u00een anul 2010, chiria pentru cl\u0103dirile de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-birouri-bucuresti-2350260\">birouri<\/a> de tip prime a r\u0103mas stabil\u0103, la aproximativ 19,5 euro pe metru p\u0103trat pe lun\u0103. Pe de alt\u0103 parte, diferen\u0163a dintre costurile de ocupare pentru acest gen de cl\u0103diri \u015fi cele pentru spa\u0163iile din zonele secundare sau ter\u0163iare ale Bucure\u015ftiului s-a ad\u00e2ncit, ajung\u00e2nd \u015fi la un nivel de 45%. Pentru anul \u00een curs, reprezentan\u0163ii CBRE estimeaz\u0103 c\u0103 pre\u0163urile de \u00eenchiriere a cl\u0103dirilor de tip prime nu ar trebui s\u0103 \u00eenregistreze fluctua\u0163ii majore. \u201eDin punctul de vedere al nivelului chiriilor, Bucure\u015ftiul se situeaz\u0103 mult mai bine comparativ cu alte centre din regiune, precum Belgrad, Zagreb, Sofia, unde acest nivel continu\u0103 s\u0103 scad\u0103\u201d, subliniaz\u0103 Binns.<\/p>\n<p><strong>Livr\u0103rile reduse, avantaj \u015fi pentru spa\u0163iile industriale \u015fi de retail<\/strong><br \/>\nSemnale pozitive pentru anul \u00een curs sunt identificate de consultan\u0163ii imobiliari \u015fi pentru alte dou\u0103 segmente ale pie\u0163ei imobiliare \u2013 cel industrial \u015fi cel de al <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-spatii-comerciale-bucuresti-2350993\">spa\u0163iilor comerciale<\/a>. \u201ePrevizion\u0103m o \u00eembun\u0103t\u0103\u0163ire continu\u0103 a sectorului <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-spatii-industriale-bucuresti-2353390\">spa\u0163iilor de depozitare \u015fi logistice<\/a>, intrarea unor companii foarte mari pe pia\u0163a din Rom\u00e2nia fiind dovada \u00een acest sens.
