Un minimum ar putea fi atins \u00een a doua parte a anului"},"content":{"rendered":"<p><strong>Dup\u0103 ce a \u00eenregistrat cea mai mare explozie de pre\u0163uri, Bucure\u015ftiul se situeaz\u0103 \u015fi \u00een fruntea clasamentului la sc\u0103deri pentru locuin\u0163ele din blocurile vechi.<\/strong><\/p>\n<p>\u00cen ultimii doi ani, proprietarii de locuin\u0163e vechi \u015fi noi s-au adaptat \u00een mod evident la noile condi\u0163ii ale pie\u0163ei, aplic\u00e2nd <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente-noi\/cu-cat-s-au-ieftinit-apartamentele-in-2010_db\/\">reduceri semnificative ale pre\u0163urilor cerute<\/a>. O sc\u0103dere notabil\u0103 a fost \u00eenregistrat\u0103 \u015fi la nivelul valorilor de tranzac\u0163ionare a locuin\u0163elor. Potrivit unei analize realizate de compania de evaluare Darian, \u00een perioada 2008-2010, Bucure\u015ftiul se situeaz\u0103 \u00een topul ora\u015felor care au \u00eenregistrat cele mai mari reduceri ale pre\u0163urilor de v\u00e2nzare la <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente-bucuresti-7054445\">apartamentele vechi<\/a>, cu un declin de 55,2%. Pe de alt\u0103 parte, \u00een clasamentul reducerilor la <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente-noi-bucuresti-5241588\">locuin\u0163ele noi<\/a>, Capitala se situeaz\u0103 pe locul al treilea, cu o sc\u0103dere de 37,3%. La nivel na\u0163ional, valorile de tranzac\u0163ionare \u00eenregistrate \u00een 2010 fa\u0163\u0103 de 2008 au fost cu 31,6% mai mici pe segmentul locuin\u0163elor vechi \u015fi cu 26,3% mai reduse pentru unit\u0103\u0163ile locative nou-construite. <\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente-noi\/darian-in-doi-ani-pretul-de-vanzare-al-apartamentelor-din-capitala-s-a-redus-la-jumatate-un-minimum-ar-putea-fi-atins-in-a-doua-parte-a-anului_db\/analiza-aprilie-3\/\" rel=\"attachment wp-att-8643\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/info.imobiliare.ro\/wp-content\/uploads\/2011\/02\/analiza-aprilie-242x300.jpg\" alt=\"\" title=\"analiza aprilie\" width=\"242\" height=\"300\" class=\"alignleft size-medium wp-image-8643\" \/><\/a>Comparativ cu anul precedent, \u00een 2010 pre\u0163urile de v\u00e2nzare pentru apartamentele vechi s-au diminuat la nivel na\u0163ional cu 10%, \u00een vreme ce, pe segmentul reziden\u0163ial nou, declinul a fost de 9,5%. \u00cen semestrul al doilea al anului trecut, pre\u0163ul mediu de v\u00e2nzare la nivel na\u0163ional era de 774 de euro pe metru p\u0103trat pentru o locuin\u0163\u0103 dintr-un bloc vechi \u015fi de 846 euro pe metru p\u0103trat pentru un apartament \u00eentr-un bloc nou. Spre compara\u0163ie, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/indicele-imobiliare-ro\">Indicele na\u0163ional imobiliare.ro<\/a>, care ia \u00een calcul pre\u0163urile cerute de proprietari pentru apartamentele vechi \u015fi noi din \u015fapte mari ora\u015fe ale \u0163\u0103rii, a \u00eenregistrat anul trecut o sc\u0103dere de 15,9%, p\u00e2n\u0103 la o valoare de 1.033 de euro pe metru p\u0103trat util. \u201ePe parcursul anului 2010 ne-am confruntat cu o sc\u0103dere general\u0103 a pre\u0163urilor pentru toate tipurile de propriet\u0103\u0163i. Dac\u0103 p\u00e2n\u0103 \u00een 2008 pre\u0163urile pentru apartamentele scoase la v\u00e2nzare aveau de cele mai multe ori pre\u0163uri ce p\u0103reau ireale, se pare c\u0103 aceast\u0103 criz\u0103 a avut \u015fi efecte pozitive, prin aducerea acestor pre\u0163uri la valori mai \u00abp\u0103m\u00e2nte\u015fti\u00bb\u201d, subliniaz\u0103 Adrian Crivii, pre\u015fedintele Darian. <\/p>\n<p><strong>Sc\u0103derea va continua, dar \u00eentr-un ritm mai redus <\/strong><br \/>\nPotrivit reprezentan\u0163ilor companiei de evaluare, declinul pre\u0163urilor pe segmentul reziden\u0163ial ar putea continua \u015fi \u00een acest an, \u00eens\u0103 nu \u00eentr-un ritm at\u00e2t de accelerat ca \u00een perioada 2009-2010. Pentru a doua parte din 2011, Crivii estimeaz\u0103 \u00eens\u0103 <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente\/century-21-daca-totul-merge-bine-in-toamna-vom-putea-anunta-iesirea-din-recesiune_db\/\">atingerea unui punct minim pe pia\u0163a reziden\u0163ial\u0103, \u00een contextul relans\u0103rii economiei na\u0163ionale<\/a>. De la acest moment, va exista \u00eens\u0103 un decalaj de patru-\u015fase luni p\u00e2n\u0103 la revenirea propriu-zis\u0103 pie\u0163ei imobiliare. Ce \u00eenseamn\u0103, mai exact, revenire? Atingerea unui plafon de dezvoltare, \u00een care la anumite tipuri de propriet\u0103\u0163i mai pot exista major\u0103ri de pre\u0163uri, \u00eens\u0103 doar de ordin redus &#8211; respectiv 2-3%. \u201e\u00cencep\u00e2nd de anul acesta, o s\u0103 se \u00eent\u00e2lneasc\u0103 din nou cererea cu oferta, dar nu o s\u0103 se mai ajung\u0103 la pre\u0163uri exorbitante\u201d, explic\u0103 Crivii. <\/p>\n<p><strong>Anul trecut, 70-80% din tranzac\u0163ii au fost cu bani ghea\u0163\u0103<\/strong><br \/>\nPe parcursul lui 2010, cererea de locuin\u0163e a sc\u0103zut la jum\u0103tate fa\u0163\u0103 de nivelul \u00eenregistrat \u00een 2009, \u00een principal din cauza dificult\u0103\u0163ii de a ob\u0163ine finan\u0163are bancar\u0103, estimeaz\u0103 pre\u015fedintele Darian. A\u015fa se explic\u0103 \u015fi faptul c\u0103 circa 70-80% dintre tranzac\u0163iile cu locuin\u0163e \u00eencheiate anul trecut au fost finan\u0163ate cu bani ghea\u0163\u0103 \u015fi nu prin credite. Pe m\u0103sur\u0103 ce accesul la creditare o s\u0103 se \u00eembun\u0103t\u0103\u0163easc\u0103 \u00eens\u0103, chiar pe parcursul acestui an, ponderea achizi\u0163iilor prin credite o s\u0103 creasc\u0103, preconizeaz\u0103 Crivii. Acesta precizeaz\u0103 c\u0103 va exista o legt\u0103ru\u0103 str\u00e2ns\u0103 \u00eentre scoaterea pe pia\u0163\u0103 a <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/licitatii\">propriet\u0103\u0163ilor executate silit <\/a>de c\u0103tre b\u0103nci \u015fi relansarea credit\u0103rii. P\u00e2n\u0103 acum b\u0103ncile nu au promovat masiv imobilele ce au f\u0103cut obiectul unor credite neperformante, \u015ftiind c\u0103 nu exista poten\u0163ial de finan\u0163are. \u00cen perioada urm\u0103toare \u00eens\u0103, num\u0103rul de execut\u0103ri silite va cre\u015fte, ceea ce va genera \u015fi <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/agentii-imobiliare\/coldwell-banker-in-2011-numarul-tranzactiilor-cu-locuinte-va-creste-cu-cel-putin-10_db\/\">o majorare a volumului de tranzac\u0163ii din pia\u0163\u0103<\/a>.  <\/p>\n<div class=\"entry-content-inline-styles\"><strong>Unde au avut loc cele mai mari sc\u0103deri<\/strong><br \/>\nAnaliza realizat\u0103 de Darian a luat \u00een calcul 27 de ora\u015fe ale \u0163\u0103rii, dintre care 15 sunt poli de dezvoltare economic\u0103. Pe segmentul apartamentelor vechi, cele mai mari reduceri de pre\u0163 au fost \u00eenregistrate anul trecut \u00een Satu Mare (18,5%), Baia Mare (17,3%) \u015fi Ploie\u015fti (16,4%). \u00cen Capital\u0103, declinul a fost de 13,5%. Pe segmentul reziden\u0163ial nou, cele mai mari sc\u0103deri au fost resim\u0163ite \u00een Ia\u015fi (18,4%), Suceava (17,6%) \u015fi Bac\u0103u (15,9%). \u00cen Bucure\u015fti, pre\u0163urile de tranzac\u0163ionare au sc\u0103zut cu 11,5%.<br \/>\n\u00cen intervalul 2008-2010, cele mai mari sc\u0103deri de pre\u0163uri la apartamentele vechi au fost \u00eenregistrate \u00een Bucure\u015fti (55,2%), Pite\u015fti (39,7%), Ia\u015fi \u015fi Cluj-Napoca (36,3% \u00een ambele cazuri).
