A negociat un credit de 45.000 eur pe 30 de\u00a0 ani, cu dobinda fixa totala de 6,5% pe an &#8211; care determina o plata lunara de\u00a0 320 eur, adica un total achitat catre banca de 115.000 eur. Maria este meticuloasa si a calculat ca de fapt anual mai plateste pentru impozit, asigurare si reparati un total de circa 600 eur, adica in 30 de ani inca 21.600 eur. Desigur, a facut calcule si cu transportul pe care trebuie sa il plateasca suplimentar pentru ca 30 de ani va ramine in acelasi loc (nu\u00a0 are de gind sa se\u00a0 mute mai aproape de locul de munca sau de punctele de interes ale membrilor\u00a0 familiei); practic, lunar, plateste suplimentar 30 de eur, adica 10.800 eur in 30 de ani.<\/p>\n<p>Deci Maria plateste 15.000 eur azi, plus 115.000+21.600+10.800 in 30 de ani. Astfel, de platit in viitor mai este suma de 147.400 eur.<\/p>\n<p>Maria stie ca pentru a face un rationament corect trebuie sa aduca toate sumele din viitor in prezent, adica sa aplice metoda NET PRESENT VALUE (calculul cistigului dat de dobinda fixa: daca am o suma <em>x<\/em> care o pun la banca timp de 30 de ani primesc in viitor o suma mai mare, <em>y<\/em>;\u00a0calculul NET PRESENT\u00a0 VALUE: daca primesc in viitor\u00a0&#8211; peste 30 ani &#8211; o suma <em>y<\/em>, care este suma <em>x<\/em> care daca ar fi stat la banca pe aceasta perioada\u00a0de 30 de ani, plus cistigul dat de dobinda fixa\u00a0ar fi egala cu <em>y<\/em>?) Dobinda curenta de discount este cea de la depozitele bancare, adica 3% pe an. Deci sumele din viitor (platite PERIODIC anual) se discounteaza fiind de doar 70,7% in prezent, diminuindu-se ca valoare la 104.211 eur. Astfel,\u00a0valoarea de azi a sumelor de platit de catre Maria este 15.000 plus 104.211, adica 119.211 eur.<\/p>\n<p>Dar Maria, peste 30 de ani, poate sa valorifice apartamentul prin vinzare avind\u00a0 astfel un venit. Crede ca il poate vinde cu 50% mai mult, adica la 90.000 eur. Desigur trebuie sa aduca suma de 90.000 din viitor in present (la aceeasi dobinda de 3%) incasata DEODATA \u2013 la 30 de ani &#8211; se discounteaza de 2,42 ori, adica are echivalentul in present a 37.190 eur.<\/p>\n<p>Acum Maria face bilantul deciziei sale functie de aducerea in prezent a fluxurilor de bani de pe perioada de 30 de ani: CHELTUIESTE 119.211 eur si INCASEAZA 37.190 eur &#8211; deci costul deciziei sale este <strong>&#8211;<\/strong>(<em>minus<\/em>)<strong>82.021 <\/strong>eur!<\/p>\n<p>Ionel are si el 15.000 eur. Doreste sa ia cu chirie un apartament de 2 camere, cu o chirie de 260 eur pe luna. In 30 de ani urmeaza sa plateasca un total de 93.600 eur pe chirii. Este flexibil si isi propune ca in functie de diversele puncte\u00a0 de interes (munca, scoala, sanatate) sa se mute cit mai aproape de acestea pentru a nu avea cheltuieli nejustificate de transport.<\/p>\n<p>Si Ionel aduce cheltuielile periodice la NET PRESENT VALUE, devenind mai mici in prezent, adica 66.175 eur.<\/p>\n<p>Ionel face bilantul deciziei sale in functie de fluxurile de bani: CHELTUIESTE 66.175 eur si are la dispozitie, PASTRINDU-I, cei 15.000 eur, deci costul deciziei este <strong>&#8211;<\/strong>(<em>minus<\/em>)<strong>51.172 <\/strong>eur<strong>.<\/strong><\/p>\n<p>Daca Maria vinde apartamentul cu un cistig de 100%, adica cu 120.000 eur in\u00a0 viitor atunci costul deciziei sale se imbunatateste cu inca 13.392 eur (30.000 euro discountati de 2,42 ori) devenind de <strong>&#8211;<\/strong>(<em>minus<\/em>)<strong>68.628 <\/strong>eur.<strong><br \/>\n<\/strong><\/p>\n<p>Daca lui Ionel i se mareste chiria cu 50% &#8211; la 390% atunci cheltuielile cresc, devenind net present value 99.262 eur, deci costul deciziei devine -(<em>minus<\/em>)<strong>84.262 <\/strong>eur.<\/p>\n<p>Totusi, Ionel este antreprenor si face afaceri care ii aduc in medie 6% pe an\u00a0 la capitalul initial investit. Se hotareste sa utilizeze cei 15.000 de eur si sa ridice\u00a0 profitul doar dupa 30 de ani. Suma pe care o are la dispozitie dupa 30 de ani\u00a0 va fi de 5,74 ori mai mare, adica 86.152 eur. Dar aceasta suma viitoare in NET PRESENT VALUE (la dobinzi de 3%) este de fapt 35.600 eur. Acum bilantul deciziei sale in prezent arata astfel: CHELTUIESTE 66.175 eur si INCASEAZA 35.600 eur, deci costul deciziei este <strong>\u2013<\/strong>(<em>minus<\/em>)<strong>30.574<\/strong> eur!<\/p>\n<p>Si chiar daca lui Ionel i se mareste chiria cu 50% are un cost al deciziei\u00a0de <strong>&#8211;<\/strong>(<em>minus<\/em>)<strong>68.688 <\/strong>eur.<\/p>\n<p>In concluzie (referitor la decizia de a te muta intr-un apartaemnt de 2 camere):<\/p>\n<p>1. Daca\u00a0ai proprietate: \u201cFoloseste prima casa pt. Upgrade\u201d &#8211; daca ai avans (suma obtinuta prin vinzarea celei vechi) si chiriile sunt mari este preferabil sa cumperi (pierzi <strong>82.021 <\/strong>eur si nu<strong> 84.262 <\/strong>eur)<\/p>\n<p>2. Daca ai afaceri: \u201cAntreprenorul\u00a0 sa\u00a0 inchirieze\u201d &#8211; daca ai avans este\u00a0 preferabil sa inchiriezi (pierzi <strong>30.574 <\/strong>eur si nu<strong> 82.021 <\/strong>eur)<\/p>\n<p>3.
