M\u00e2na\u0163i de cre\u015fterea rapid\u0103 a pre\u0163urilor, cump\u0103r\u0103torii se gr\u0103beau s\u0103 bat\u0103 palma atunci c\u00e2nd g\u0103seau o locuin\u0163\u0103 ce corespunea c\u00e2t de c\u00e2t tiparului dorit. Din 2008 \u00eencoace \u00eens\u0103, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/comportament-consumator\/in-cat-timp-poti-vinde-azi-o-locuinta_db\/\">situa\u0163ia s-a schimbat radical<\/a>. Pia\u0163a a devenit una a cump\u0103r\u0103torului, care \u00ee\u015fi permite acum s\u0103 sondeze pia\u0163a pe \u00eendelete pentru a g\u0103si ceea ce dore\u015fte. <\/p>\n<p>Aceast\u0103 atitudine de expectativ\u0103 nu trebuie s\u0103 reprezinte \u00eens\u0103 neap\u0103rat un obstacol \u00een calea v\u00e2nz\u0103torului \u2013 \u015fi nici a agentului imobiliar. Cu r\u0103bdare, ace\u015ftia <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/agentii-imobiliare\/vanzare-pe-timp-de-criza-ghid-practic-pentru-incheierea-unei-tranzactii_db\/\">pot \u00eencheia o tranzac\u0163ie de succes <\/a>chiar \u015fi dup\u0103 c\u00e2teva luni bune de la scoaterea pe pia\u0163\u0103 a ofertei. C\u00e2nd vine vorba de a\u015fteptare, majoritatea v\u00e2nz\u0103torilor de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/vanzare-apartamente-noi-bucuresti-5241588\">locuin\u0163e noi <\/a>se tem ca pre\u0163urile de tranzac\u0163ionare s\u0103 nu ajung\u0103 sub valoarea costurilor de construc\u0163ie. Pentru aceast\u0103 categorie de proprietari, <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/Iulian\/\">Iulian Niculae<\/a>, directorul general al agen\u0163iei Victoria Consult, ofer\u0103 o compara\u0163ie interesant\u0103: g\u00e2nde\u015fte-te la ce puteai cump\u0103ra ieri cu 100.000 de euro \u015fi la ce po\u0163i cump\u0103ra azi cu 50.000 de euro. Astfel, \u00een cazul \u00een care banii sunt reinvesti\u0163i, v\u00e2nzarea \u201e\u00een pierdere\u201d nu mai reprezint\u0103 un at\u00e2t de mare dezavantaj. <\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente-noi\/vanzatori-cum-poti-incheia-o-tranzactie-de-succes-in-2011_db\/vanzarereusita-5\/\" rel=\"attachment wp-att-8986\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/info.imobiliare.ro\/wp-content\/uploads\/2011\/02\/vanzarereusita-300x200.jpg\" alt=\"\" title=\"vanzarereusita\" width=\"300\" height=\"200\" class=\"alignleft size-medium wp-image-8986\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/vanzarereusita-300x200.jpg 300w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/vanzarereusita-87x57.jpg 87w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/vanzarereusita-65x43.jpg 65w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/vanzarereusita.jpg 480w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><strong>Un client se poate \u00eentoarce \u015fi dup\u0103 c\u00e2teva luni<\/strong><br \/>\nC\u00e2teva exemple din pia\u0163\u0103 arat\u0103 c\u0103, de\u015fi ast\u0103zi clien\u0163ii se hot\u0103r\u0103sc mai greu, asta nu \u00eenseamn\u0103 \u00eens\u0103 c\u0103 nu mai cump\u0103r\u0103 nimic. <a class=\"article-body-links\"href=\"http:\/\/comunitate.imobiliare.ro\/GeorgianMarcu\/\">Georgian Marcu<\/a>, directorul agen\u0163iei imobiliare Green Angels, se ocup\u0103 de promovarea \u015fi v\u00e2nzarea unui miniproiect \u00een Bucure\u015ftii Noi \u2013 Vila Coresi. \u00cen momentul de fa\u0163\u0103, mai are la v\u00e2nzare un singur apartament. Anul trecut, un num\u0103r important de clien\u0163i s-au ar\u0103tat interesa\u0163i de cele c\u00e2teva locuin\u0163e aflate la v\u00e2nzare. De\u015fi pentru majoritatea acestora banii nu reprezentau o problem\u0103, cei mai mul\u0163i nu au \u00eencheiat o tranzac\u0163ie, pe motiv c\u0103 vor s\u0103 mai sondeze pia\u0163a. De la \u00eenceputul acestui an, Marcu a avut surpriza ca o bun\u0103 parte dintre clien\u0163ii indeci\u015fi anul trecut s\u0103 se \u00eentoarc\u0103 cu dorin\u0163a de a finaliza o achizi\u0163ie. <\/p>\n<p><strong>Oferte nevandabile?<\/strong><br \/>\nC\u0103 a\u015fteptarea nu \u00eenseamn\u0103 \u00eentotdeauna c\u0103 vei r\u0103m\u00e2ne cu o proprietate nev\u00e2ndut\u0103 o arat\u0103 \u015fi Iulian Niculae. Acesta poveste\u015fte c\u0103 de la \u00eenceputul acestui an a \u00eencheiat \u015fase tranzac\u0163ii ce se aflau \u00een a\u015fteptare de mai multe luni de zile. Cinci dintre acestea au fost v\u00e2nz\u0103ri de vile \u00een cadrul unui complex reziden\u0163ial de l\u00e2ng\u0103 Bucure\u015fti, \u00een vreme ce a \u015fasea a constat \u00een \u00eenchirierea unui apartament cu dou\u0103 camere \u00eentr-un <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/ansambluri-rezidentiale?judet=bucuresti-ilfov\">ansamblu reziden\u0163ial <\/a>nou-construit din nordul Capitalei. La \u00eenceput, ambele tipuri de propriet\u0103\u0163i p\u0103reau aproape imposibil de tranzac\u0163ionat \u00een actualele condi\u0163ii de pia\u0163\u0103. Apartamentul de \u00eenchiriat, de\u015fi spa\u0163ios \u015fi extrem de bine \u00eentre\u0163inut, avea o chirie ridicat\u0103: 1.000 de euro. Pe de alt\u0103 parte, micul complex reziden\u0163ial, de\u015fi compus din \u015fase vile cochete, avea totu\u015fi mult de pierdut de pe urma localiz\u0103rii, iar pre\u0163ul cerut de proprietar era, \u00een mod clar, peste ceea ce ar fi putut ob\u0163ine \u00een pia\u0163\u0103. <\/p>\n<p><strong>Apartament cu dou\u0103 camere \u00eenchiriat cu 900 de euro<\/strong><br \/>\nStrategia aplicat\u0103 de Niculae a fost diferit\u0103 \u00een cele dou\u0103 situa\u0163ii. Astfel, \u00een cazul apartamentului din nordul Bucure\u015ftiului a \u00een\u0163eles c\u0103 proprietarul dorea s\u0103 \u00eenchirieze neap\u0103rat unui expat de origine germanic\u0103 \u015fi era dispus s\u0103 lase locuin\u0163a goal\u0103 dec\u00e2t s-o dea pe m\u00e2inile altcuiva sau la un pre\u0163 mult mai mic. A\u015fa c\u0103 brokerul imobiliar a luat hot\u0103r\u00e2rea s\u0103 promoveze proprietatea respectiv\u0103 pe termen nedefinit, chiar dac\u0103 la vremea respectiv\u0103 g\u0103sirea unui client p\u0103rea o misiune imposibil\u0103. Dup\u0103 mai bine de nou\u0103 luni \u00een care brokerul nu a primit niciun telefon pentru respectiva proprietate, Niculae a fost contactat, la sf\u00e2r\u015fitul anului trecut, de asistenta unui om de afaceri austriac, care dorea s\u0103 \u00eenchirieze un apartament chiar \u00een acea zon\u0103 a Capitalei, \u00eens\u0103 din februarie 2011. Contractul de \u00eenchiriere a fost semnat luna aceasta, la un pre\u0163 de 900 de euro \u2013 o concesie f\u0103cut\u0103 de proprietar chiria\u015fului c\u0103ruia nu i-a putut oferi \u015fi un loc de parcare. <\/p>\n<p><strong>Uneori, sc\u0103derea pre\u0163ului e singura op\u0163iune<\/strong><br \/>\n\u00cen cazul complexului de vile, coarda pe care a ap\u0103sat brokerul imobiliar a fost pre\u0163ul. De la o prim\u0103 analiz\u0103 comparativ\u0103 a respectivei propriet\u0103\u0163i, Niculae i-a comunicat proprietarului c\u0103 solicit\u0103 un pre\u0163 prea mare \u015fi c\u0103 nu va prelua ofertele respective dac\u0103 nu va reduce pre\u0163urile cu 25% fa\u0163\u0103 de preten\u0163iile sale. Dup\u0103 ce v\u00e2nz\u0103torul a acceptat, a urmat o perioad\u0103 de a\u015fteptare de c\u00e2teva luni. De la \u00eenceputul acestui an \u00eens\u0103, au fost v\u00e2ndute toate unit\u0103\u0163ile locative disponibile \u00een anbsamblu. Niculae explic\u0103 acest succes prin adaptarea pre\u0163ului la pia\u0163\u0103.
