Potrivit estim\u0103rilor companiei, anul acesta investi\u0163iile \u00een propriet\u0103\u0163i comerciale ar putea ajunge la <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/birouri\/dtz-investitiile-autohtone-ar-putea-ajunge-la-400-500-mil-euro-in-2011_db\/\">un volum de 400-500 milioane de euro<\/a>, ceea ce ar reprezenta un avans de 30-60% fa\u0163\u0103 de 2010. \u00cen condi\u0163iile \u00een care anul trecut centrul aten\u0163iei a fost reprezentat de proiectele de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-spatii-comerciale-bucuresti-2350993\">retail<\/a>, \u00een 2011 lista activelor atractive pentru investi\u0163ii va fi completat\u0103 de cl\u0103dirile de <a class=\"article-body-links\"href=\" https:\/\/www.imobiliare.ro\/inchirieri-birouri-bucuresti-2350260\">birouri<\/a>. <\/p>\n<p>Unul dintre obstacolele \u00een calea achizi\u0163iilor de propriet\u0103\u0163i comerciale ar fi <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/birouri\/dilema-jucatorilor-din-imobiliare-avem-multi-clienti-dar-nu-si-ce-sa-le-oferim_db\/\">raritatea propriet\u0103\u0163ilor de calitate <\/a>pe pia\u0163a autohton\u0103. \u201eDe\u015fi \u0163ara noastr\u0103 prezint\u0103 poten\u0163ial din ce \u00een ce mai mare pentru investi\u0163ii \u015fi oportunit\u0103\u0163i reale ca tranzac\u0163iile s\u0103 se concretizeze, pia\u0163a r\u0103m\u00e2ne sub\u0163ire, cu un num\u0103r limitat de propriet\u0103\u0163i prime disponibile pentru investi\u0163ii\u201d, explic\u0103 Sergentu.<\/p>\n<p><a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/birouri\/revine-romania-in-vizorul-investitorilor-straini_db\/investitoristraini\/\" rel=\"attachment wp-att-8999\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/info.imobiliare.ro\/wp-content\/uploads\/2011\/02\/investitoristraini-199x300.jpg\" alt=\"\" title=\"investitoristraini\" width=\"199\" height=\"300\" class=\"alignleft size-medium wp-image-8999\" srcset=\"https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/investitoristraini-199x300.jpg 199w, https:\/\/www.imobiliare.ro\/imoexpert\/wp-content\/uploads\/2011\/02\/investitoristraini.jpg 319w\" sizes=\"auto, (max-width: 199px) 100vw, 199px\" \/><\/a><strong>Pie\u0163ele dezvoltate ofer\u0103 mai pu\u0163ine oportunit\u0103\u0163i <\/strong><br \/>\nEvolu\u0163ia atractivit\u0103\u0163ii pie\u0163ei autohtone contrasteaz\u0103 cu cea a pie\u0163ei europene per ansamblu. Potrivit indicatorului Fair Value Index calculat de DTZ (pentru a m\u0103sura oportunit\u0103\u0163ile de investi\u0163ii), \u00een ultimul trimestru al anului trecut Europa a ajuns la un nivel de 40, fa\u0163\u0103 de un scor de 55 \u00eenregistrat \u00een trimestrul perecedent. Acest declin indic\u0103 o sc\u0103dere clar\u0103 a oportunit\u0103\u0163ilor de investi\u0163ie la nivelul continentului. Cele mai afectate de aceast\u0103 tendin\u0163\u0103 descendent\u0103 sunt pie\u0163ele mature, dezvoltate, pe fondul comprim\u0103rii randamentelor \u015fi <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/birouri\/la-nivel-global-piata-office-da-semne-de-iesire-din-recesiune-ce-se-intampla-in-romania_db\/\">cre\u015fterii chiriilor pentru propriet\u0103\u0163ile comerciale<\/a>. \u201eNumeroase pie\u0163e importante din Europa prezint\u0103 acum un poten\u0163ial mai mic pentru investitori, pe fondul ajust\u0103rii pre\u0163urilor, fapt ce reflect\u0103 stadiul de recuperare al acestor pie\u0163e\u201d, se arat\u0103 \u00een raportul de pia\u0163\u0103 realizat de DTZ. Spre exemplu, pie\u0163ele de birouri din Londra \u015fi regiunea West End a capitalei britanice au c\u0103zut de la stadiul de pie\u0163e \u201efierbin\u0163i\u201d la cel de pie\u0163e \u201ecalde\u201d. \u00cen acela\u015fi timp, pia\u0163a spa\u0163iilor office din centrul Parisului este considerat\u0103 \u201erece\u201d acum, chiar dac\u0103 cu doar un trimestru \u00een urm\u0103 primise calificativul de \u201ecald\u0103\u201d. <\/p>\n<p><strong>Moscova &#8211; momentul potrivit pentru achizi\u0163ii <\/strong><br \/>\nLa polul opus se situeaz\u0103 \u0163\u0103rile aflate \u00een curs de dezvoltare, pe care sc\u0103derea drastic\u0103 a pre\u0163urilor le readuce \u00een aten\u0163ia investitorilor. \u201eLa nivelul actual al pre\u0163urilor, loca\u0163ii din afara centrului tradi\u0163ional al Europei, cum ar fi Moscova \u015fi Praga, prezint\u0103 numeroase oportunit\u0103\u0163i de cump\u0103rare. Pia\u0163a de birouri din Moscova a fost afectat\u0103 semnificativ de criz\u0103 \u015fi ofer\u0103 \u00een prezent perspective pentru o cre\u015ftere a nivelului chiriilor \u015fi o comprimare a randamentelor, pe m\u0103sur\u0103 ce pia\u0163a \u00ee\u015fi revine\u201d, subliniaz\u0103 Magali Marton, \u015feful departamentului de cercetare al DTZ pe Europa Central\u0103, Orientul Mijlociu \u015fi Africa. Pe de alt\u0103 parte, \u00een contextul unei cre\u015fteri economice sus\u0163inute, Germania este singura \u0163ar\u0103 cu un scor general \u00eembun\u0103t\u0103\u0163it \u00een trimestrul al patrulea al anului trecut. Astfel, toate pie\u0163ele germane sunt clasificate fie \u201ecalde\u201d, fie fierbin\u0163i. <\/p>\n<p>\u00cen ceea ce prive\u015fte perspectivele de investi\u0163ie la nivelul segmentelor comerciale ale pie\u0163ei imobiliare, sectorul office a \u00eenregistrat cel mai mare declin al Fair Value Index. \u00cen ultimul trimestru al anului trecut, acest indicator a ajuns la un nivel de 25, fa\u0163\u0103 de 46 \u00een cel precedent. Pe de alt\u0103 parte, sectorul de retail \u015fi cel <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-spatii-industriale-bucuresti-2353390\">industrial<\/a> sunt atractive \u00eenc\u0103, cu scoruri de 52, respectiv 54.
