Principalul argument \u00een sprijinul acestei teorii este c\u0103, pe m\u0103sur\u0103 ce volumul cererii este \u00een ascensiune, este de a\u015fteptat ca oferta existent\u0103 la ora actual\u0103 \u2013 a c\u0103rei cre\u015ftere a fost mult \u00eencetinit\u0103 \u00een anii de bubble &#8211; s\u0103 fie insuficient\u0103. Acesta precizeaz\u0103 c\u0103 un aspect esen\u0163ial pentru dezvoltatori este construc\u0163ia unor locuin\u0163e care s\u0103 se \u00eencadreze \u00eentr-o rat\u0103 de 300-500 de euro la un credit pe 20-30 de ani.<\/p>\n<p><strong>Retailul, sectorul cu cele mai multe (re)lans\u0103ri de proiecte<\/strong><br \/>\n\u00cen momentul de fa\u0163\u0103, majoritatea juc\u0103torilor din pia\u0163\u0103 apreciaz\u0103 c\u0103 poten\u0163ialul de dezvoltare a unor noi proiecte de retail este ridicat. \u00cen Bucure\u015fti, R\u0103zvan Sin, \u015feful departamentului de retail al DTZ Echinox, subliniaz\u0103 c\u0103 dezvoltatorii \u00eencearc\u0103 s\u0103 acopere acele zone cu o ofert\u0103 sc\u0103zut\u0103 de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-spatii-comerciale-bucuresti-2350993\">spa\u0163ii comerciale <\/a>moderne. Astfel, au fost lansate proiecte precum Mega Mall (\u00een locul fostului Electroaparataj din cartierul Pantelimon) sau Victoria Center (\u00een cartierul Bucure\u015ftii Noi). Un aspect important \u00een ceea ce prive\u015fte revigorarea pie\u0163ei \u00eel constituie <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/spatii-comerciale\/2011-anul-dezghetarii-primelor-proiecte-de-centre-comerciale_db\/\">relansarea unor proiecte de retail am\u00e2nate<\/a>, cum ar fi ParkLake Plaza, Promenada sau Colloseum.<\/p>\n<p><strong>Cite\u015fte \u00een continuare despre perspectivele <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/spatii-comerciale\/retailul-pe-primul-loc-la-relansari-de-proiecte_db\/\">pie\u0163ei de retail<\/a>.<\/strong><\/p>\n<p><strong>Cererea de spa\u0163ii de birouri ar putea ajunge la cotele din 2007-2008<\/strong><br \/>\n\u015ei pe pia\u0163a birourilor din Capital\u0103 pot fi identificate premisele pentru o viitoare revenire a pie\u0163ei. Potrivit lui C\u0103t\u0103lin Prichici, senior consultant \u00een cadrul diviziei industriale a The Advisers\/Knight Frank, anul trecut a fost \u00eenchiriat la nivelul Bucure\u015ftiului un volum de 100.000 de metri p\u0103tra\u0163i de <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-spatii-industriale-bucuresti-2353390\">spa\u0163ii de depozitare <\/a>&#8211; nivel aproape dublu fa\u0163\u0103 de 2009. Exist\u0103 multe propriet\u0103\u0163i disponibile, dar pu\u0163ine dintre ele sunt de o calitate care s\u0103 \u00eentruneasc\u0103 criteriile poten\u0163ialilor cump\u0103r\u0103tori. Acesta este motivul pentru care orice achizi\u0163ie ar trebui f\u0103cut\u0103 cu mare aten\u0163ie.<br \/>\n\u00cen ceea ce prive\u015fte cel mai bun poten\u0163ial pentru dezvoltarea de noi proiecte, retailul se situeaz\u0103 \u00een mod clar pe primul loc.
