Ultimii trei ani au adus \u00eens\u0103 \u015fi \u00een acest sector o sc\u0103dere semnificativ\u0103 \u2013 at\u00e2t a pre\u0163urilor, c\u00e2t \u015fi a volumului de tranzac\u0163ii. \u00cen condi\u0163iile \u00een care v\u00e2nz\u0103rile se las\u0103 a\u015fteptate luni \u00eentregi, \u00eenchirierea a devenit o variant\u0103 tot mai atractiv\u0103.<\/p>\n<p>Aceast\u0103 re\u0163et\u0103 este verificat\u0103 \u00eentr-unul dintre pu\u0163inele complexuri mixte din Capital\u0103 \u2013 Monte Carlo Palace (foto). Situat \u00een zona de nord, \u00een apropierea Pie\u0163ei Presei Libere, proiectul este alc\u0103tuit din 111 apartamente. Lucreaz\u0103 at\u00e2t cu proprietarii, c\u00e2t \u015fi cu dezvoltatorul, iar anul trecut a reu\u015fit s\u0103 intermedieze \u00eenchirierea a 10 locuin\u0163e \u00een acest ansamblu. Poveste\u015fte despre cea mai recent\u0103 tranzac\u0163ie a sa: un apartament cu trei camere, cu o suprafa\u0163\u0103 construit\u0103 de 112 metri p\u0103tra\u0163i, \u00eenchiriat de la proprietar pentru 1.050 de euro pe lun\u0103, cu pachet inclus (de cur\u0103\u0163enie, sp\u0103lat \u015fi c\u0103lcat rufe). La dezvoltator, chiria este ceva mai mare, ajung\u00e2nd la circa 1.200 de euro pe lun\u0103 pentru un apartament cu trei camere cu servicii hoteliere incluse. Pre\u0163urile actuale sunt totu\u015fi mai mici dec\u00e2t cele anun\u0163ate ini\u0163ial de c\u0103tre dezvoltator \u00een urm\u0103 cu un an: 1.500 de euro pentru un apartament cu trei camere, 1.200 de euro pentru unul cu dou\u0103 camere \u015fi 900 de euro pentru o garsonier\u0103.<\/p>\n<p>\u00cen ciuda acestor reduceri, <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/inchirieri-apartamente-bucuresti-2349835\">\u00eenchirierea<\/a> r\u0103m\u00e2ne o op\u0163iune rentabil\u0103. Simion spune c\u0103, \u00een momentul de fa\u0163\u0103, 75% dintre locuin\u0163ele din cadrul complexului sunt v\u00e2ndute, iar dezvoltatorul vrea s\u0103 p\u0103streze cea mai mare parte dintre unit\u0103\u0163ile locative r\u0103mase pentru exploatarea \u00een regim hotelier.<\/p>\n<p><strong>V\u00e2nzarea, indicat\u0103 pentru cei care au \u00een plan alte proiecte<\/strong><br \/>\n\u00cen ce m\u0103sur\u0103 este \u00eenchirierea o variant\u0103 mai atractiv\u0103 dec\u00e2t v\u00e2nzarea \u00een actualul context de pia\u0163\u0103? Simion este de p\u0103rere c\u0103 totul depinde de ce vrea respectivul dezvoltator s\u0103 fac\u0103 cu banii. Dac\u0103 inten\u0163ioneaz\u0103 s\u0103-i reinvesteasc\u0103 pentru dezvoltarea unui nou proiect \u2013 \u015fi este un moment bun pentru asta, \u0163in\u00e2nd cont de costurile mai reduse de construc\u0163ie -, atunci v\u00e2nzarea este o op\u0163iune indicat\u0103. Dac\u0103, pe de alt\u0103 parte, nu are un plan concret \u201ede atac\u201d \u015fi \u00ee\u015fi permite s\u0103 mai a\u015ftepte, atunci <a class=\"article-body-links\"href=\"https:\/\/www.imobiliare.ro\/apartamente-noi\/un-business-de-nisa-atrage-investitori-in-ciuda-recesiunii_db\/\">\u00eenchirierea este mai atractiv\u0103<\/a>. Brokerul imobiliar spune c\u0103, la modul teoretic, to\u0163i cei care au construit locuin\u0163e de lux au f\u0103cut-o cu scopul ini\u0163ial de a le vinde. \u00cen condi\u0163iile \u00een care \u015fi v\u00e2nz\u0103rile pe acest segment au avut de suferit de pe urma crizei, ace\u015fti dezvoltatori au preferat s\u0103 le \u00eenchirieze dec\u00e2t s\u0103 stea cu ele goale, pentru c\u0103 \u015fi apartamentele neocupate genereaz\u0103 ni\u015fte costuri.<\/p>\n<p><strong>Veniturile din chirie acoper\u0103 costul creditului<\/strong><br \/>\n\u00cenchirierea poate fi un business atractiv \u015fi pentru dezvoltatorii de mici dimensiuni. Anca T. este co-developerul unui mic imobil format din patru apartamente situat \u00een zona Pie\u0163ei Presei Libere. Construc\u0163ia la proiect a \u00eenceput \u00een 2009 \u015fi a fost finalizat\u0103 \u00een decembrie 2010. De\u015fi \u00een perioada de boom nu mai dezvoltase niciun proiect, Anca T. a f\u0103cut acest pas \u00eendr\u0103zne\u0163 pentru o perioad\u0103 de criz\u0103 tocmai pentru a beneficia de costurile reduse aferente acesteia. \u00cenc\u0103 de la \u00eenceput, inten\u0163ia sa a fost cea de a \u00eenchiria apartamentele, nu de a le vinde, iar cu veniturile astfel ob\u0163inute s\u0103 pl\u0103teasc\u0103 rata la creditul contractat pentru construc\u0163ie.
